If you’ve been on Housing’s website to search for homes, you’ve probably seen a little sign at the bottom keeping track of all the fresh and verified listings. And you might have wondered what we mean by “verified” listings. Do we really check up on each listing on our website?

The answer- is a resounding Yes.  Before a flat is listed on Housing.com, we make sure to check that every little aspect of the listing is in place and there is no misrepresentation of any sort to you, our customer. But the process is a lot more detailed than that, so we thought we’d give you a little peek into what goes on behind the beautiful places you see on our site.

Data Collection

The first step in our verification process is collecting enough information about a home to upload it on our website – and making sure that it’s a legitimate request. So when someone contacts us about a house to rent (or sell), we make an appointment for our data collection team to visit the flat and check things out.

The apartment’s geo-location is collected so we can place it on a map. Our data collectors collect about 90 different fields of information about each house – location, the rooms, all the various amenities in the flat, the building and the society and so much more. They also take high quality photos of each room in the apartment so that house-hunters get an accurate idea of what the listing looks like. We also collect information on the neighbourhood so as to create a comprehensive archive of information people can filter in order to search our website at a most detailed level as possible.

Data Quality

It’s not enough to just collect data, it has to be rated according to the quality of the information gathered. This is where our data quality team comes in and rates each listing based on the quality of data and photos we’ve managed to acquire for each listing. If we’ve managed to collect all the various fields and get some excellent photos of the listing, it scores higher on this quality rating. Only those listings which score above a certain amount are passed on and sent on to the next step in this process.

Using this rating, we ensure that our listings adhere to a particular standard. This allows us, later on, to compare listings with each other and then further rate them in what is our next step of the verification and uploading process.

Processing it all

Each listing is then passed through our Data Science Lab. In order to create a meaningful way of comparing homes, we’ve got a series of composite scores which we then use to sort homes according to what we call our Housing Lifestyle Rating.

Housing’s Lifestyle Rating is derived from scores on four different parameters: locality, society, commute and neighbourhood scores. The locality score rates flats according to the relative posh-ness of the area they are located in. The society and neighbourhood scores are used to rate flats by the facilities available within the housing society and the neighbourhood –  the score is also used to determine which neighbourhoods are best for people with kids, foodies or those who like to go clubbing and so on.

Together they form our Lifestyle Rating, which lets house-hunters know the kind of lifestyle they can expect to have in each flat – giving them a meaningful way of comparing flats according to their needs. Within 24 hours of collecting information on the apartment, it goes live on our website for house-hunters to find.

By using an in-house data collection team and our own analytics team, we can cross-check information, process it and make sure everything  you see on our website is 100% real and accurate.

When we say verified, we’re not just talking about real listings. We’re talking verified facilities, verified amenities and a carefully scoped out neighbourhood. Not to mention our bonus lifestyle rating that gives you an accurate insight into the kind of lifestyle each apartment affords you.
