Marketing Your Property

Marketing your property doesn't need to be complicated. We've outlined below a few simple and inexpensive ways to get started.

For Sale signs
A For Sale sign is a must. You can pick one up at your local hardware store or order one from Kinko's. Make sure it's big enough to read from a passing car and that it is visible to cars passing in both directions. Don't forget to put your phone number on it!

Advertising
Advertise in the large regional newspaper nearest you and any local papers that have real estate ads. Mention any open houses and include the address of your Housing.com listing so buyers can get additional information. (For example: www.housing.com/listing/000).

Flyers
Create a one-page information sheet with a photo and details about your property. Consider printing copies of your ad from Housing.com. Providing a sheet with a photo and quick facts will help buyers remember your property. Provide all the facts (address, price, number of bedrooms and bathrooms), mention any unique features or open house information. Don't forget to include your contact information. Make your flyers available for visitors as well as people that are driving by. Put flyers in a tube or an acrylic literature display box attached to your For Sale Sign. Get people talking
Spread the word by letting people in your neighborhood, office, place of worship, etc. know that your home is for sale. Email the link for your Housing.com online listing to friends, family, and colleagues so that they can pass the link on to potential buyers.

Open Houses
Why have an open house? It's a good way to get buyers to look at your property. It's also more convenient for the seller to show the property to many people over two days than being available for many appointments on various days at various times. See the Open Houses section for more details.

Agent incentives
Real estate agents aren't going to motivated to bring buyers to your open houses if they don't stand to make money from the sale. Consider offering a commission for real estate agents who bring a buyer. Let the agents know about your offer by distributing your flyers to local real estate offices with a not explaining your terms.
