Year-to-date sales registrations show a decline in the sub-Rs 50 lakh segment as well as in the Rs 50 lakh–1 crore bracket. However, when comparing the same period across 2023, 2024, and 2025, sales of units priced at Rs 1 crore and above have risen significantly. In 2023, only 3,500 high-value properties were registered between January and July. This figure nearly doubled in 2024 and has recorded a further 14% year-on-year increase in 2025. While the premium segment has expanded, sales in categories below INR 1 crore have fallen, bringing the total number of registrations since January down by 12%.

Shishir Baijal, chairman and managing director, Knight Frank India, said, “Hyderabad’s housing market in July 2025 reflected a clear tilt toward premium housing. While registrations were down by 30% over the same time last year, weighted average prices rose by 14% YoY indicating a fundamental shift to more premium housing options. The sale of over 6,000 properties, many in the higher-value bracket, suggests that buyers in the city prioritise quality, location, and lifestyle over sheer volume. At the same time, lower-value properties witnessed weaker demand, which has weighed down overall registrations.”
