The Mhada lottery is a lottery on housing units conducted by the Maharashtra Housing and Area Development Authority (Mhada).
What is Mhada lottery 2024?
The Mhada has revamped its lottery website under which the board conducts lotteries across Maharashtra. Till now, the Mhada board has announced the Mhada Nashik Lottery 2024, the Mhada Pune Lottery 2024, Mhada Nagpur Lottery 2024 and the Chhatrapati Sambhaji Nagar Mhada Lottery 2024. Also, announced is the Mhada PPP lottery that offers houses under the Pradhan Mantri Awas Yojana (PMAY) under the Public Private Partnership in Mumbai. The Mhada website for applying for lottery is housing.mhada.gov.in.

Mhada Mumbai Lottery 2024
Mhada Mumbai board will be announcing Mhada Lottery for high income group (HIG) soon, mention media reports. This will be in the 39-storey building that Mhada is constructing in Goregaon (West). The building will have around 332 units and will include amenities such as swimming pool, EV charging station, gym etc. It is expected to be complete by June 2024.
How to apply for the Mhada lottery 2024?
- Applicants interested in participating in the Mhada lottery have to do a single registration with the Mhada Housing Lottery System IHLMS 2.0 at https://housing.mhada.gov.in/signIn.
- To avoid any kind of malpractice, all documents have to be submitted at the time of registration and only verified documents will be eligible to participate in the Mhada lottery.
- Mhada has introduced a new option on the application page asking if the applicant is identified by other name. If yes, the applicant has to mention the other name. This move helps female applicants whose name or surname change after marriage or any other reason register and apply for Mhada lottery.
- Mhada applicants have the option of checking the income tax return (ITR) information uploaded on the lottery portal while registering and rectify them in case there are any mistakes.
- It is not compulsory for applicants registering under the Mhada PMAY (Urban) scheme to have the PMAY registration certificate at the time of applying for the lottery. The certificate has to be shown before taking possession of the unit.

Maharashtra government has revised the annual income slabs that determines the eligibility of an applicant to purchase Mhada homes through the Mhada lottery. The last revision was done in 2016.

Mhada now permits applicants to apply for housing lottery in their category and one level above them. Note that Mhada also restricts the EWS and LIG categories to apply for the HIG segment apartments.
Mhada lottery 2024: Documents for registration
- Registered mobile number: Mobile number linked to Aadhar card where OTP and lottery related information will be sent as SMS.
- Registered email id: Registered email id where OTP and all lottery related information will be sent as email.
- Aadhar card: A clear image of front side and back side of Aadhar card has to be uploaded at the time of registration. If married, spouse Aadhar card also has to be uploaded.
- PAN card: A clear readable image of PAN card has to be uploaded at the time of registration. If married, spouse PAN card also has to be uploaded.
- Domicile certificate: Note that domicile certificate should have been issued within last 5 years (after January 2018) and must have MahaOnline/MahaIT barcode. In absence of domicile certificate, apply for one at Aaple Sarkar or nearest Maha e-Seva Kendra and enter the application ID/ number on the registration form and you can proceed with the Mhada lottery registration process. This is subject to condition that you will give the domicile certificate before taking possession of the Mhada unit, in case you win.
- ITR (self): Upload the ITR acknowledgement receipt of FY2023-24. Note that upload of salary slip or Form 16 in place of ITR acknowledgement receipt will be considered invalid. If married, upload ITR acknowledgement receipt of FY2023-24 for spouse too.
- Income proof: Select the income certificate button and upload the Tahsildar or Maha e-Seva Kendra certified Income certificate for FY2023-24 (it should have MahaOnline/MahaIT barcode).
- Caste certificate: Upload valid caste certificate
- Special categories: Support this with valid certificate. You can generate the certificate on the Mhada lottery 2024 website.

Mhada Konkan FCFS scheme lottery
The Mhada Konkan lottery 2023 FCFS scheme has been extended till April 12, 2024. The online payment can be done till April 12, 2024 and the RTGS/NEFT can be done till April 14, 2024. Under this scheme, 2,278 units will be given away. The Mhada Konkan FCFS scheme winner list-1 and winner list-2 are published and can be checked on the Mhada lottery website at https://lottery.mhada.gov.in/OnlineApplication/Konkan/. In the winner list-1, 699 units are given and in the winner list-2, 130 units are given. The total units given till now is 829. The winner list of 1,449 units is awaited.

Mhada lottery 2024: Accepting the Mhada unit
After the lucky draw happens and you are a successful lottery winner, you have to log on to the Mhada lottery website and download the letter of intent. After this, you have to accept the Mhada unit , do the e-signature and proceed with the unit accepting process. Note that if you are multiple lottery apartment winners, then you have to surrender all except one to accept that one unit. Once you accept the Mhada unit, payment has to be done within 180 days post which you can go to the SRO for registration. Mhada Mumbai lottery 2024: Stamp duty and registration charges
All lottery winners who are accepting the unit won at the Mhada Mumbai lottery 2024 have to pay the stamp duty and registration charges that can be done online. Mhada publishes the amount to be paid on the Mhada lottery website. This amount is based on the location, the area etc. Also, information such Mhada PAN number and TAN number are given for applicant’s convenience.
Mhada Mumbai lottery 2024 installment payment
After the initial due date of first installment payment, applicant will get an automatic extension of 15 days with the applicable interest rate and for the second installment payment, the applicant will get automatic extension of 90 days with applicable interest rate.

The Mhada board and Chadha Developers under the Public Private Partnership lottery announced a lottery of 2,000 units for the all income group category on December 9, 2023. The project gave away one BHK units priced at Rs 16,80,000. The online application for the lottery started on December 11, 2023 and ended on March 2, 2024. The lucky draw was held on March 8, 2024.

Mhada lottery 2023 Pune to give 5,863 units
The Mhada Pune board will hold a lottery for 5,863 houses in September 2023. The online application for the lottery will be from September 6, 2023 to October 30, 2023. The Mhada Pune lottery 2023 lucky draw was held on on December 5, 2023.
As part of this lottery, 5,425 units are located in the Pune district, 337 in the Kolhapur district, 69 in the Solapur district and 32 in the Sangli district.
The lottery will be catering to all the four categories Economically Weaker Section (EWS), Low Income Group (LIG), Mid-income Group (MIG) and High-income Group (HIG). Units in Pune, PCMC, Sangli, Solapur and Kolhapur will be part of this lottery.

MHADA lottery 2023 Mumbai board announced lottery of 4,083 homes. Of this total, 2,788 houses were for the low income category, 132 for mid income category, 38 for high income category and 102 scattered across incomes. By removing one unit from MIG category, the total count of lottery units in MIG was 131 and the total count of Mhada lottery units was 4,082.

Can you rent out your Mhada flat?
While a Mhada lottery flat owner cannot sell his flats for five years from the date of purchase, he can rent it out. To let out your Mhada lottery flat on rent, Mhada lottery flats owners have to pay for an NOC ranging between Rs 2,000 and Rs 5,000, depending on which category the owner belongs to. Mhada lottery flat owners renting their properties also have to submit their Leave and Licence agreement to Mhada.
Can you sell your Mhada flat?
Mhada lottery flat owners can sell their flats only after five years from the date of purchase of the Mhada unit. However, many times Mhada lottery flat owners sell it before the five-year lock-in period by providing the buyer a power of attorney (PoA) document and not the registered deed of the Mhada flat. A buyer can be evicted from the house if Mhada conducts a surprise check, as sale through PoA is illegal.
When you buy a resale Mhada flat, ensure that the owner gives a no-dues certificate from the society, as well as the original allotment letter from Mhada, the share certificate that has been given by the society to the owner and a letter that mentions about the transfer of the share certificate. Once done, the buyer has to pay the stamp duty and registration fee for the Mhada flat. Mhada has to be contacted, for issuing the transfer certificate on the unit once the house has been registered under the new buyer’s name. For this, you have to submit the documents including the registered papers and a transfer fee. The entire process may take close to six months.

Mhada Konkan Board to offer 15% off on bulk buying of units
Over 5,000 Mhada units located in Virar and belonging to the Mhada Konkan Board is yet to be sold. In a bid to sell this inventory, Mhada is offering 15% off on bulk buying of units here by individuals, organisations or agencies, mention news reports. The Mhada is also using assistance of private developers to get the inventory sold. Also, the agency is exploring options of renting these units so that the maintenance cost that is incurred by the authority to manage these units can be reduced.
