Borivali: Where lifestyle thrives and ROI rises

Proudly known as the ‘greenest suburb’ of Mumbai, Borivali can strike the right balance between development and natural beauty in the city

Mumbai has been witnessing an unprecedented boom in the real estate sector in the last few years. Whether it is the massive upgrade in infrastructure, or standard of living, Mumbai is rapidly transforming into one of the world’s mega metropolises.

The new generation homebuyers look for top-class amenities to accomplish luxurious lifestyle and maintain status-quo in society.

While most developers can meet the above demand but can’t provide natural beauty all around. That’s where Borivali is a notch above than the rest of Mumbai.

Proudly known as the ‘greenest suburb’ of Mumbai, Borivali can strike the right balance between development and natural beauty in the city, which is fast becoming a ‘concrete jungle’.

People here are blessed to have a forest (Sanjay Gandhi National Park) on the eastern side and Mangrove Forest (Gorai creek) on the western part. Two rivers – Poisar and Dahisar — make it among the most sought-after residential areas in Mumbai.

The emplacement also boasts of good infrastructure, great connectivity, reputed schools, and colleges, hospitals, gardens, playgrounds, national park, archaeological sites, shopping malls, eatery joints and entertainment hubs in the vicinity.

This locality is a hotspot for homebuyers with sufficient land parcels, restructuring and redevelopment plans and proximity with industrial, as well as commercial centres.

The aristocratic residential complexes and marvellous skyscrapers are undoubtedly paying rewards on investment.  It has the highest price appreciation in recent times and has stood the test of time even during the pandemic. The real estate market in the region has not seen its pricing destabilized.

Borivali is ‘central’ to suburban Mumbai

Gone are the days when people residing in suburbs had to go all the way to Dadar, or Mumbai Central for outstation trains. This locality is now one of the busiest train terminals of Mumbai with majority of trains halting here, providing a lot of convenience to suburban Mumbaikars, especially to those residing here. It is also the starting point for almost all local trains commuting to Mumbai.

Even if you are travelling by road, all outstation buses halt here on the Western Express Highway.

The recent inauguration of the Mumbai Metro Rail Lines 2A (Dahisar East to DN Nagar, 18.6 km) and 7 (Dahisar East to Andheri East, 16.5 km) have further boosted the connectivity to Borivali and helped in easing traffic congestion during peak hours.

This will further boost proximity with commercial hubs like BKC, Andheri and Goregaon.

Not just the rail network, the sector is well-connected by the Western Express Highway and Swami Vivekanand Road (SV Road), a major arterial road in Mumbai’s western suburbs.

This place is just 20 km away from the Chhatrapati Shivaji International Airport Terminal-2 and the domestic airport.

Major infrastructure marvels

Once the much-awaited twin tunnel project comes to existence, the travel time between this region and Thane will reduced to just 15 minutes as against almost two hours taken during peak time.

The 29.2-km-long coastal road is another massive infrastructure project that will provide convenience to commuters residing here. The road will run along Mumbai’s coastline on the western front, which will connect Kandivali and Marine Lines in south Mumbai.

There are also plans to explore water transportation in Mumbai with a possible route from Gorai jetty to Nariman Point.

Well-maintained roads and hawker-free footpaths are other important factors to watch out for.

One stop for all educational needs

Suburban locality boasts of some top-class schools of Mumbai like Don Bosco, St. Lawrence, Swami Vivekanand International, Ajmera Global, Mary Immaculate Girls, JBCN International, CP Goenka International, Vibgyor, Gundecha Education Academy, St. Francis D’Assisi and Orchids International, among others.

It also has top colleges like Aditya Institute of Management Studies, Architecture and Research and Nalanda College of Arts, Commerce, BSC-IT and Law. Thakur College (Kandivali) is also within the range.
