August 13, 2024: To cater to the housing needs of the lower-income groups (LIG) and economically weaker sections (EWS), the Delhi Development Authority (DDA) has launched the Sasta Ghar Housing Scheme, offering affordable homes. Nearly 34,000 flats for the EWS and LIG categories will be offered at a price starting at around Rs 11.5 lakh under this scheme.
The DDA flats under the Sasta Ghar Housing Scheme will be located across different areas of Delhi such as Ramgarh Colony, Siraspur, Loknayakpuram, Rohini and Narela. A total of 34,177 flats will be available on a first-come-first-serve basis starting at around Rs 11.5 lakh.
The DDA took the decisions to launch three housing schemes, including the Sasta Ghar Housing Scheme, during a key meeting of the DDA, chaired by Delhi Lieutenant Governor VK Saxena, on August 6, 2024.
The DDA, under its General Housing Scheme 2024, is offering flats across various categories, including HIG, MIG, LIG and EWS. These flats will be located across different locations in Delhi, such as Jasola, Loknayakpuram and Narela. A total of 5400 housing units will be offered at 2023 prices, starting at around Rs 29 lakh. The DDA is also offering around 173 premium flats in Dwarka, as part of a larger scheme with 40,000 flats.
According to officials, 750 people registered in the DDA Sasta Ghar Housing Scheme 2024 on the first day of registration on August 22, 2024, as mentioned in media reports.

Who can apply for the DDA Sasta Ghar Housing Scheme?
- The scheme is open to all Indian citizens.
- The applicant’s minimum age should be 18 years on the last date of submission of the application
- The applicants should fulfil the income criteria. The family income of the EWS applicants should be up to Rs 10 lakh per annum. There is no income criterion for other income categories except EWS.
- There is no restriction on owning any land or property in Delhi.
Allotment of flats, loan and financial support
Under the Sasta Ghar Scheme, the allotment of flats will be made on cash down basis only except by the applicants belonging to PwD [Persons with Disability (Divyangjan)] category, who will have the option to make payment either on Cash Down basis or in Equated Monthly Instalments (EMIs) on terms and conditions as applicable in their case. The interest rate charged is simple interest @10% pa on a monthly reducing balance.
Are joint applications allowed under the Sasta Ghar Scheme?
Joint applications are allowed under the scheme. In case the applicant is in the Persons with Disabilities (Divyangjan) category, the person should fall within the respective reserved category and the joint applicant/ co-applicant must be from within the family (which includes parents, blood relatives, spouse or dependents like unmarried children).
How to apply for the DDA Sasta Ghar Housing Scheme?
The DDA has made the application process easy and transparent. Those interested in the DDA Sasta Ghar Housing Scheme can apply through the DDA’s official website and follow the steps mentioned below:
- Visit the portal www.dda.gov.in or https://eservices.dda.org.in.
- Register on the portal by creating login credentials using PAN and other details.
- Log into the website using the credentials
- Complete the registration for the scheme by paying a non-refundable registration fee of Rs 2,500 (including GST).
According to the DDA, those applicants who have already registered themselves in FCFS Phase IV or Diwali Special Housing Scheme 2023 (FCFS) do not have to register again. Those already registered in FCFS Phase IV or Diwali Special Housing Scheme 2023 (FCFS) and new applicants successfully registered for this FCFS scheme can book the flats on offer.
