To enhance connectivity between several districts in the state of Telangana, the construction of the Regional Ring Road Hyderabad (RRR Hyderabad) was planned. It will be one of India’s largest ring road projects and will be developed under phase 1 of the prestigious Bharatmala Pariyojana project, at an approximate cost of Rs 17,000 crore. The National Highways Authority of India (NHAI) will spearhead the development of this four-lane semi-greenfield expressway. Key localities such as Sangareddy, Toopran, Choutuppal, Amangal, Shankarpally and as many as 17 national and state highways, including NH 65, NH 44, NH 163, NH 765, around 20 towns and 300 districts will be connected to the expressway.
Further, there are plans to develop radial roads in the proposed Future City, which will likely connect the ORR and RRR.
The Hyderabad Metropolitan Development Authority (HMDA) has prepared the master plan for the RRR. The government plans to extend the existing road network further wherever there are gaps. The RRR project is under the HMDA Master Plan 2031, which is a plan to develop the infrastructure of Hyderabad to support a population of 185 lakhs and a working population of 65 lakh by the year 2031. Under the HMDA Master Plan 2031, there are plans for new urban nodes and centres in the Hyderabad Metropolitan Region.
The major real estate developments planned along the RRR Hyderabad include:
- Industrial clusters, logistics parks and factories
- IT centers
- Satellite townships
- Commercial developments, including malls and retail outlets
The foundation for the Hyderabad Regional Ring project was laid in October 2024. The Telangana government has started efforts to engage project consultants for preparing the strategy roadmap, transaction management and project monitoring unit support for the development of the southern portion of the RRR.

How will the Hyderabad Regional Ring Road impact the real estate market?
The state government has specified the main objectives for the RRR project in Hyderabad. This includes developing the region into a global economic hub, creating industrial zones and technology hubs, boosting trade and logistics connectivity and promoting social and economic integration.
Enhanced connectivity in the city
One of the key benefits of the ring road project in Hyderabad is the enhanced connectivity across different parts of the city. It will reduce congestion of arterial roads and highways, enabling faster commuting for the people. The RRR will provide an alternative route for commuters, allowing them to bypass the city centre, benefitting those who travelling to the suburbs for work.
Link to arterial roads and national highways
The regional ring road Hyderabad will connect National Highways – NH 65, NH 163 and NH a765, enabling easier access to Hyderabad from different cities. It will also boost connectivity to the peripheral areas of the city with smooth access to highways.
Further, the government plans to build a Regional Ring Railway around the Ring Road. Hyderabad will have two circles of roads and two circles of railways. There will also be radial roads linking these rings.
Creation of new satellite cities
This infrastructure project will be constructed as per world-class standards and equipped with modern amenities. It will be located about 30-50 kms away from the existing Outer Ring Road (ORR) and is expected to increase the real estate demand in the neighbouring districts and localities, while also resulting in the creation of new satellite cities.
Economic growth
Among the new infrastructure developments, this mega road project will be a crucial factor in improving the connectivity between several backward regions, thereby, giving a push to trading and business activities and employment opportunities.
Once completed, the RRR project will invite opportunities for industrial growth. Moreover, the localities that the Regional Ring Road will cover, are likely to attract realty players and a growth in the number of gated community projects is envisaged.

According to a New Indian Express report, the RRR project will boost to economic nodes such as manufacturing and agricultural sectors. along with ancillary services such as wayside amenities, Intelligent Transport Management Systems (ITMS) and utility corridors. The government plans to utilise the project to stimulate industrialisation, drive balanced regional growth and attract private investment in the region. Several pharmaceutical companies are planning to establish their operations in the region. The logistics sector will also get a push owing to the upcoming infrastructure project.
Boost to rental housing market
Owing to the enhanced road connectivity through the RRR Hyderabad project, the demand for rented properties is expected to increase. The regions around the corridor, owing to the boost in the economic activities, are expected to see new commercial and residential property developments, catering to the demand. The rental rates of properties are expected to rise.
Increase in property prices
The regions around the RRR corridor are already attracting investors, developers and alike. The project is a key driver for the growth in property demand.
