To get a property legally transferred in your name, you have to get it registered under the provisions of the Registration Act, 1905, after payment of stamp duty and registration charges. This guide will help you prepare for the day when you visit the sub-registrar’s office for the registration of your property.

 

Carry all the required documents

Before the appointment, make a list of the documents that you would require at the time of property registration. It is advisable to carry original documents, copies of IDs, address proof, payment details and property documents.

Online appointment booking

With the country becoming digital, in most Indian states, you have to book an online appointment with the sub-registrar’s office for property registration. A specific time slot is appointed, during which you have to be present at the office.

 

Online payment

The online appointment with the sub-registrar’s office can only be booked after the online payment of stamp duty, registration charges and TDS deduction, if applicable. Copies of all these receipts will have to be submitted, at the time of booking the appointment.

Sub-registrar office timings

While the timing may vary due to festivals or public holidays, sub-registrar offices in India are open from 9 AM to 6 PM on all working days, with a lunch break from 1 PM to 2 PM.

Do not keep any other engagements on the registration day

Even though a specific time window is allocated, this process, unfortunately, may take longer than anticipated. Therefore, it is recommended that you do not keep any other engagements on this day.

 

Your witnesses are crucial

Along with the buyers and the sellers, two witnesses have to appear during the appointment, with their identity and address proofs. They have to spend the same time as you, in the sub-registrar’s office, where their biometric details will be captured in the final stages of the property registration.

 

Property document delivery

You will not receive the registered documents the same day. It takes 15 days for processing these documents. After this period, you will have to visit the office to collect your registered deed. In case you have bought the property with housing finance, a bank/financial institute representative will accompany you to collect this document on behalf of the bank. You can keep a copy of the original documents.

 

All are treated equally

In the sub-registrar’s office, all are treated equally unlike most places where women and senior citizens have a separate queue.
