In Vastu Shastra, the selection of a plot is crucial for channelling positive energy into one’s life. The land forms the foundation upon which the quality of all other energies is built, influencing the structure and the environment around it. Factors like location, surroundings, wind, water sources, soil type, and sunlight play a key role in determining the Vastu of a place, which, in turn, impacts the well-being and harmony of the home. This article focuses on the irregular plot Vastu, highlighting the impact of plot shape on your home.
What is an irregular plot?
An irregular shape is one which does not have equal sides or equal angles. Irregular plots can also be those, where the land is not even or balanced. Irregular-shaped plots are said to have bad energies, as the magnetic forces are dispersed unequally. If the shape of the plot is inauspicious as per Vastu Shastra, then, it can cause sorrow, misery, loss of wealth and other problems.
“In Vastu Shastra, the beneficial shapes are square and rectangle (with proper ratio). These plot shapes lead to prosperity, wellbeing and happiness for the owner. Other shapes, such as circle, U or L-shaped plots have missing corners that may cause serious problems, depending on the section that is missing. Round, oval, triangular, semi-circle, cart shaped and star-shaped plots should also be avoided. Avoid plots with any major extensions, cuts or slopes in the corners,” states Nitien Parmar of Vastu Plus, Mumbai. Elephant-shaped properties give wealth while bull-shaped properties lead to an increase in the cattle (or vehicles), adds Parmar.
Apart from these, there are many other shapes of plots.
Importance of Vastu for plot shape and size
The size and shape of a property can greatly impact its Vastu energy. When considering purchasing a plot, house, shop, or factory, it is important to observe its shape and size. Vastu Shastra advises that irregularly shaped plots require corrective measures to reduce the impact of dosha. These corrections should be made before constructing any structures on the plot to avoid delays or potential harm to the owner. Square, rectangle (with sides at 90 degrees and a ratio of 1:2), and circular plots (only if the construction is also circular) are considered the best according to Vastu Shastra. These plots evenly surround the magnetic waves created, while irregularly shaped plots, such as triangular ones, reflect bad energies. Asymmetrical sizes and shapes can also distribute magnetic forces unevenly, affecting the Vastu energy.
Impact of common plot shapes as per Vastu
Here are some of the most common plot shapes (both regular and irregular) and their effect on Vastu.
Rectangular plot Vastu
The ideal shapes for a plot intended for construction are rectangular or square. These shapes ensure that all essential zones are present on the land, making it easier to achieve a balanced layout. The energies associated with these shapes are generally more manageable and positive. When opting for a rectangular plot, it’s important to maintain a 1:2 ratio, as an overly elongated design can compromise the principles of good Vastu Shastra. In contrast, a square plot is considered perfect, symbolising earthly energy and providing a solid foundation for a home.
Triangle plot Vastu
A triangular plot is often deemed irregular and can pose various challenges. For a triangular plot oriented towards the west, it’s advisable to construct a boundary wall around the rectangular area of the land. In this case, plants and trees should be positioned in the south-west and south-east corners, outside the boundary wall, with a focus on the northern side. Parking facilities can be established for vehicles, and a lawn can be designed around the parking area.
For a triangular plot facing north or east, the recommended placement for plants and trees is in the south-west and north-west directions. These plants should also be situated outside the boundary wall, leaning towards the eastern side, with a designated parking area included.
In a triangular plot facing south, trees and plants should be planted in the south-west and south-east directions, similarly positioned outside the boundary wall and towards the eastern side of the plot, along with a parking lot.
Pentagonal plot Vastu
According to Vastu Shastra, a pentagon-shaped plot is considered highly unfavourable, particularly if the fifth corner extends into the northeast direction. Constructing a home on such a plot without making modifications to enhance its potential can lead to significant financial losses, health issues, and fire-related accidents, as advised by Vastu experts for irregular plots.
To make the most of a pentagonal plot, it is recommended to reshape it into a square or rectangular configuration by trimming the fifth corner. This alteration should position the cut corner outside the boundary wall, aligning with Vastu guidelines for irregular plots. The modified corner can also serve as a space for walking or gardening, enhancing the overall utility of the area.
Vastu for plot shape with irregular sides
Such plots feature four angles that differ in degrees, with unequal lengths on all sides. If this type of plot extends in the northeast direction, Vastu guidelines suggest that it should primarily be used for constructing a house, but only after converting the angle of the extended corner into a right angle, while leaving the rest of the plot as is.
For planting, trees and plants should be situated in the western direction. Additionally, they should be positioned outside the boundary wall and towards the east side of the property, with a designated parking area included. These arrangements are considered auspicious according to Vastu principles for irregular plots.
Vastu for samlambakar-shaped plot
A samlambakar-shaped plot is characterised by having only two sides of equal length, according to Vastu Shastra. To make it suitable for construction, one can create a square or rectangular shape by connecting the longer sides and forming equal angles at both ends of the shorter sides. Once this transformation is made, the area can be utilised for building a house, provided that a boundary wall is erected around the designated space.
Quadrilateral plot Vastu
A quadrilateral-shaped plot has opposite sides of equal length, but none of its angles are right angles. The opposite angles can be either quite large or very small, making it challenging for house construction. To make the most of this type of plot, it can be transformed into a square or rectangular shape following Vastu guidelines for irregular plots. This modification allows for a more favourable configuration for building a home.

Ideal shape for commercial and residential purposes as per irregular plot Vastu
Gomukhi plots, resembling the shape of a cow with a narrow front and a broad rear, are considered auspicious for residential purposes. On the other hand, Shermukhi plots, resembling the face of a lion with a broad front and a narrow rear, are believed to be beneficial for commercial purposes. However, as per Vastu principles, it is advisable to avoid plot shapes that are semicircular, cart-shaped, star-shaped, L-shaped, or any other irregular shape.
Projections and missing corners as per irregular plot Vastu
It is natural that all plots cannot be square or rectangular. Plots may have projections, extensions or missing corners. Projections mean that the plot has an additional space which when deducted from the plot, to make it a regular square or rectangle. On the other hand, retraction is an additional space which, when added to the plot, makes it a regular square or rectangle.
Extensions are beneficial only if they are in the north, north-east, east and east-north-east directions. Other extensions are inauspicious. Plots with extensions in the south-east, north-west or south-west are not considered suitable, as they bring bad luck. Avoid plots with any major extensions or cuts in the corners. If you must, do so with proper consultation of a Vastu expert. The decision regarding a plot of land should not be based on one factor in isolation. A plot should be bought, considering the effects of all factors. Here are the known effects of projections, retractions and cut corners in plots:
Projection/Retraction/Cut | Effect as per Vastu |
North west projected towards west | Good for women, politicians and organisations |
North east projected towards east as well as north | Brings wealth, prosperity and peace of mind |
North west projected towards north | Causes suffering of women, heavy expenditure, mental problems and losses in business |
South east extended towards south | Brings health problems, decline in income and litigations |
South east extended towards east | Attracts losses and harassment from government |
South west extended towards south | Brings sickness and misery to women |
South west extended towards west | Causes loss of wealth and respect and mental problems for women |
North west | Attracts disease, fear of life, loss of wealth and theft |
North east | Brings loss of children and wealth, sickness and mental unrest |
South east | Brings poverty and diseases |
South west | Causes mental stress, sickness of wife and unhappiness |

Levels and slopes as per irregular plot Vastu
It is recommended to buy plots with flat surfaces. As per Vastu, the ground level should be elevated in the south and the west, as compared to the north and the east. It should be the lowest in the north-east corner. This is good for all spheres of prosperity and happiness. A low northeast ensures health, wealth, peace and prosperity.
If the plot has a slope towards the east or the north side, it will lead to prosperity. “Do not buy the land with a slope towards the south or the south-west. Slope towards the west and the south is not all good and can lead to loss. Plots with a slope towards the south, the south-west, the south-east and north-west, bring downfall in business,” adds Parmar.
Plots with extended corners other than the north-east side create Vastu defect, based on its extended direction. Land with slight elevation in the south, the south-west, the west or the north-west are auspicious, as it is like an elephant’s back and is associated with Laxmi, the goddess of wealth.
The land, which is raised in the middle and low from all sides, is said to be like a turtle’s back and is good and will lead to an increase in wealth.
An elevation of the plot in the north-east, the east and the south-west side is like a demon’s back and can cause loss of wealth and children.
Land, which is extended in the east-west directions and high in the north and the south directions, is said to be like a serpent’s back and will have ill effects and even untimely demise.
Water bodies and soil type as per irregular plot Vastu
Any pond or tank or well towards the south-west of the plot may bring adversity. The same is true, if the plot has a well, pool, lake, river or a stream flowing on the north-east side. Red, brown or yellow soil are good for cultivation and also for the foundation of a building. Black and clay soil holds water and causes dampness to the foundation. So, avoid such a plot. Also, plots of land, which have capability of growing fruits and medicinal herbs, are considered good while the presence of thorny shrubs is not good. According to Vastu for the plot, it is considered inauspicious to buy a plot with sandy soil as it cannot bear the weight of the foundation of a house. One must not buy a plot that has a lot of worms as the soil tends to be loose and will not support the construction well.
Vastu for plots in relation to roads
- Plots that are surrounded by roads from all four or even three sides, are considered auspicious.
- A plot which has adjacent roads to the north and the west, is also good.
- Plots which have adjacent roads to the south and west, lead to wealth creation.
- A plot of land which has plots on three sides and a road to the south and the south-west, is not auspicious.
Vastu tips for buying plot or land
- Do not buy a small plot that is positioned between two bigger plots.
- Plots facing a ‘T’ or ‘Y’ junction, are inauspicious.
- Plots located near electrical power stations are not good for the family.
- Avoid plots that are close to a cemetery or graveyard.
- Do not buy a plot with a hill or mountain towards the north or east direction. Mountains on the west and south side of the plot are beneficial for wealth and health.
- Plot sharing boundary with water canal or pond at south and west should be avoided.
- Plot with water bodies at north, northeast or east leads to success in business. A flow of water should not be towards the south.
- Avoid a plot that has big trees like mango, banyan, peepal, white fig, etc. if the plot is huge then the house area ( to be constructed ) should be far from the trees.
Remedies for irregular plot Vastu
- It is advisable to level the plot, to rectify problems. If the north-east corner is higher than other sides, soil from that corner can be used to fill up the south and west portions.
- A plot which is raised in the center can be corrected by digging out and dumping the soil towards the south-west part.
- The negative impact of a plot shaped like a ‘T’ or ‘L’ or with intersecting points of a triangle, can be reduced by dividing the plot into two. Divide an irregular-shaped plot into two regular plots, with separate compound walls for each portion.
- Construct the additional compound wall to protect from negativity due to road facing in the particular direction of a plot.
- One can grow plants and trees near the entrance of the house to reduce the negative effects of road facing the plot.
- Based on defects in the direction, metals, rocks or plants can be used to correct the space, as suggested by Vastu experts.
- Remedies, such as placing Vastu pyramids on extended plots, can be resorted to, based on expert advice, to correct Vastu doshas. While a lead pyramid for the south-west extension helps, copper strips are ideal for the south-east extension.
