What is ULPIN? How to use Bhu-Aadhaar to check land records in India?

National Informatics Centre (NIC) launched the Unique Land Parcel Identification Number (ULPIN), also known as Bhu- Aadhaar. With ULPIN, one can verify the land existence and get accurate information about it. Here we would share more details about ULPIN and how to check your land records and its advantages.

 

What is ULPIN? 

ULPIN or Bhu-Aadhaar is a 14-digit alpha numeric code assigned to every land parcel in India to bring a standardised identification system. This brings transparency in the system. It becomes easy to monitor land records in India. It was developed under the Digital India Land Records Modernization Programme (DILRMP) and was launched in 2021. The ULPIN, with the help of geo-referenced cadastral maps identifies a land parcel and provides accurate information about it. With the Bhu-Aadhaar, disputes related to land parcels can be easily handled.

The ULPIN has been rolled out in 29 states/union territories.

 

Pilot testing of ULPIN has been done in four states/ UTs. 

Some states/UTs like Madhya Pradesh, Ladakh and Jammu & Kashmir are also using ULPIN in SVAMITVA.

How is ULPIN generated?

It is generated based on geo-referenced latitude and longitude coordinates of vertices of a land parcel.

Is ULPIN permanent unique ID for a land parcel?

No, ULPIN is not permanent ID. It can change in case of mutation of the property (if geometry of parcel changes).

How many states/union territories have adapted to ULPIN?

Till now, 29 states/union territories have adapted to ULPIN and four are under pilot testing as on January 26, 2024.

If your land gets new ULPIN, what happens to the old one?

The old ULPIN is archived for the past referencing.

Will the ULPIN change if you sell the entire land plot?

No, as there is no change in the geometry of land parcel or the latitude, longitude of the land, the ULPIN won’t change if you sell the land.
