Good things here

The society is well-maintained, and people are friendly and cooperative. Lifts and CCTV cameras are installed and they work just fine. We have amenities like gym and it functions well.

Things need improvement

The internet here is not very good, and the builders are not polite. Also, the water supply is not very reliable.

Good things here

The society has great connectivity in terms of metro, cabs and buses. CCTV camera is available. People are friendly and cooperative. Gym, park, clubhouse are available and maintained.

There was an issue of cleanliness in the society. People had to face unhygienic parking area. Other thinngs were fine.

Good things here

In our current home, we have easy access to the nearby metro, with readily available auto rickshaws and e-rickshaws, making traffic a non-issue. Maintenance is excellent, with CCTV cameras ensuring security.

We haven't faced any problems so far, with no seepage and average construction quality. All amenities are provided, although the park isn't exceptional. We celebrate all festivals and enjoy a hassle-free living experience.

Good things here

The society remains very clean. I don't have any issues with leakage or seepage in my flat. The flats are quite well-ventilated. All modern amenities are available in the society. The residents are all good, and we live together harmoniously. Autos, rickshaws, and the metro are available near the society.

The water quality in the society is not good. There is an issue with power cuts during summers. One tower of the society has not been built yet; it is still under construction.

Good things here

Auto-rickshaws are available near the society. The roads outside the society are well-maintained. Water is available 24/7. The society is clean, and the people are all good. Festivals are celebrated. Elevators are maintained regularly; there are 3 lifts in one building, so if one is under maintenance, the other two remain operational.

In my two flats in this society, ventilation and sunlight are good in one, but not in the other. One of my flats has issues with leakage and cracks. The gym timings are not convenient for me; whenever I try to go, it's crowded or closed. There is no coach at the swimming pool. The garden has broken swings. If someone reports an issue directly to the secretary, it gets resolved quickly, but if reported to another committee member, it takes a long time.

Security measures are robust, with CCTV surveillance covering all areas and security guards present 24/7. The security guards are well-trained to manage parking conflicts effectively in the society.

Things need improvement

In the past few years, the society has faced several challenges. There is an ongoing conflict between a builder, property holders, and residents regarding the registry of plots. Some residents have been living in the society for 10-12 years but have not completed the registry process. Others have possession but pending registries. Additionally, extra charges are being demanded, and the build quality is subpar, with issues of leakage and seepage prevalent. There is no maintenance team to address these issues, and the society is not earthquake-proof, as evidenced by cracks appearing during the last earthquake. Furthermore, the entry and exit directions are the same, leading to congestion in the buildings. Maintenance needs improvement, as allocated visitor parking is unavailable, and maintenance charges are high. Many amenities are not functioning properly, such as the swimming pool and gym, highlighting the need for overall improvement in the society.

There is a continuous supply of water and electricity in the society, and allocated parking space is provided for owners. The security staff is well-trained to manage parking areas efficiently. The society is kept clean, with garbage collection conducted on a daily basis.

The quality of roads outside the society is subpar and in need of significant improvement. The build quality of the society is average, with issues of leakage and seepage prevalent. Amenities within the society are also average, with facilities being smaller in size. However, the major concern is the water supply, which is of poor quality, with dirty water that is not suitable for drinking due to its low pH level. The maintenance team needs to improve and work more diligently to address daily challenges, while amenities also require improvement.Power backup facilities are not available in the society and are provided by the builder.

Good things here

The connectivity of the apartment was good, with a nearby metro station and multiple malls around the society, which was the best part. Groceries and essentials were easily accessible, with shops nearby the society. Local transport facilities like auto cabs were also easily accessible nearby. The cleanliness in the apartment was great and up to the mark, with garbage collection done on a daily basis and cleaning, including mopping and sweeping, performed routinely. The residents were a really good crowd, and all festivals were celebrated within the society. All amenities such as the swimming pool, clubhouse, kids play area, and gym were well-maintained and functional, available within the society.

Things need improvement

One of the major problems in this society is the poor maintenance of water supply. The management is lacking, and they don't take necessary actions to fix various issues such as cracks in the walls and low-quality construction materials. The lift area, balcony, and other parts of the building are also affected by cracks. Owners bear the cost of fixing these issues themselves as there is no maintenance team in place, and the responsibility lies with the builder's marketing team. Additionally, fittings are not of good quality, and seepage problems persist. Tenants are charged separately for using amenities, leading to dissatisfaction among residents. There is an ongoing conflict between the builder and landlord, causing delays in residents completing the registry of their houses. This conflict has escalated, causing tension between residents, the builder, and the landlord. The builder is demanding extra charges for registry, which is unfair. Furthermore, the builder has failed to construct entry and exit gates, resulting in congestion and lack of proper ventilation. Residents feel cheated by the builder regarding promised amenities, which turned out to be inadequate.Overall, I do not recommend purchasing a house in this society due to the numerous unresolved issues and conflicts.One more aspect I'd like to highlight is that during the registry process, we were required to pay for a two-year clubhouse membership, which was mandatory. I find this problematic because if we don't have plans to utilize the facility, it seems unnecessary to pay for it. However, since it was mandatory, we had no choice but to pay for these services as well.

I would highly encourage my friends and relatives to purchase a home in this area. Gymnasium and Lift are among the amenities provided at Express Zenith, which is located in the centre of Noida. There is a badminton court, a basketball court, a running track, and a swimming pool. A pool table, a skating rink, and a squash court are among the indoor attractions. It also has a banquet hall and a community hall.
