The Goregaon-Mulund Link Road (GMLR) and the Mumbai Coastal Road. One of the most ambitious infrastructure projects of the BMC, the Rs 3,800-crore GMLR, has inched closer to reality after the approval from the Sanjay Gandhi National Park authority. Rajat Rastogi, executive director, Runwal Group, adds that “The allocation of Rs 100 crore by the BMC, in its Rs 30,692-crore budget for 2019-20, for the Goregaon-Mulund Link Road (GMLR), will be a game changer for the adjoining areas like Mulund, Nahur, Airoli, Kanjurmarg, etc. It will significantly cut down the east-west commute time and further boost the popularity of these areas. Mulund-Nahur belt is already a high appreciation realty market which has seen a major transformation in the last few years. GMLR will not only ease traffic congestion but will also improve connectivity and increase the demand for real estate in Mulund and nearby realty hubs.”
As the road is proposed to be underground, it will have no negative impact on the biodiversity of the park. The GMLR is proposed to be a twin tunnel road, designed for three+three lanes. The length of the road, including approach road will be 5.5 kms. The tunnel will be 4.7 kms. The total length of the GMLR will be 14 kms. The six-lane GMLR will start near Film City, go five meters under the Sanjay Gandhi National Park (SGNP) and end at Mulund east, in Nahur village, near Amar Nagar.

Mulund, in central Mumbai, has witnessed a sea change in terms of infrastructure development and has emerged as one of the fastest growing suburbs, for premium residential development. There is an increase in demand for residential flats in the above areas, thereby, leading to a lot of infrastructure development. By easing traffic congestion and improving connectivity, the GMLR will boost the demand for real estate in Mulund and other nearby realty hubs. Unlike other suburbs, the Mulund-Kanjurmarg belt has massive greenery and open spaces that add a significant value to the habitability quotient.
