Chennai Metro Blue Line: Extension

In November 2022, the Chennai Unified Metropolitan Transport Authority (CUMTA), the nodal authority for the implementation of transportation projects in the city, approved the proposed 15.3-km metro line, connecting Chennai Airport and Kilambakkam. The Chennai Airport-Kilambakkam Blue Line is an extension of the already operational line between Washermenpet and Chennai Airport. Estimated at Rs 4,080 crore, the new line will run through important locations in the southern suburbs with 12 stations. These will include Pallavaram, Kothandam Nagar, Chromepet, Mahalakshmi Colony, Thiru Vi Ka Nagar, Tambaram, Irumbuliyur, Peerkankaranai, Perungalathur, Vandalur, Arignar Anna Zoo and Kilambakkam Bus Terminus.

 

Chennai Metro Blue Line: Impact on Real Estate

By connecting key areas of the city, the Chennai Metro Blue Line has provided a major boost to real estate in adjoining areas. Thanks to the metro’s growing network, property prices have increased by 30-40% for flats and apartments and 20-35% for land. In the past decade, Guindy, a key station on the Chennai Metro Blue Line, has seen the highest price appreciation of 35% in property rates, industry data show.

According to the developers’ body, CREDAI, prime locations in north Chennai, including Madhavaram and its peripheral areas, Sholinganallur to Siruseri and beyond, Poonamalle to Mount Poonamalee and Porur, have witnessed a 20-40% increase in value in the past decade.
