Jharkhand RERA 2024: Registration, grievances

The Government of India, in a bid to regulate and promote the housing sector in India, implemented the Real Estate (Regulation and Development) Act, 2016. All the rules under this act came into effect from May 1, 2017. The Jharkhand government ensures that all real estate transactions in the state are carried in a transparent manner. Protecting consumer interests and having a speedy grievance redressal system are some of the core principles of the regulatory body.

 

Jharkhand RERA

The registration of real estate projects in Jharkhand with the Jharkhand Real Estate Regulatory Authority (JhaRERA) is compulsory under Section 3 of Jharkhand Real Estate Regulatory Authority Act. The Jharkhand RERA website can be reached at https://jharera.jharkhand.gov.in/. There are 620 offline RERA registered projects and 713 online RERA projects. There are seven registered agents. Jharkhand RERA has disposed of 68 complaints.

Note: 

• Without registration on the JhaRERA website, no promoter shall advertise, market, book, sell, or offer sale or invite people to purchase, in any manner, any plot, apartment, or building, as the case may be
• Homebuyers should buy flats registered with RERA
• All advertisements, board, prospectus, etc., pertaining to project must have RERA registration number and website address of the authority
• Developers or promoters shall abide by the rules and regulation of Jharkhand RERA.

 

How can a promoter register on Jharkhand RERA portal?

To register a project, the promoter has to click on project under registration on the Jharkhand RERA homepage. Before registration, check the user manual and then acknowledge on the website that you have seen the same. You will also see a list of documents to be uploaded on the website to register your project. Then click on project registration and you will reach the following page which will calculate money that has to be pad for project registration. Here select project type, gross plot area, building layout approval date, and click on calculate. Next click for online payment or you can pay through demand draft.

 

 

Next click on project registration and you will reach the pre-requisite check for your project registration. Enter details and click on check and proceed.

 

 

How can an agent register with Jharkhand RERA?

To register, click on agent registration under register tab on the Jharkhand RERA homepage. From the dropdown box, select the application type, enter PAN number, and click on get agent details. Once you get details, proceed with registration.

 

 

How to file complaint on the Jharkhand RERA portal?

You can file the complaint on Jharkhand RERA by clicking on the complaint form.

• Lodge a complaint against real estate project/promoter or agent
• Lodge a complaint to claim compensation against the project/promoter/agent
• View the complaint lodged and its status
• View the claim and its status
