Advantages of traveling by the Navi Mumbai Metro

The Navi Mumbai Metro Line-1 passes through the entire Kharghar before halting at Pendhar. Owing to this it connects various locations inside Kharghar and also connects Kharghar to Pendhar which even till recently was connected only through the NMMT buses, autos and Eco share taxis, the latter two being expensive options.

While the maximum metro fare from Belapur to Pendhar is Rs 30 in an AC metro rail that makes up for a comfortable travel especially during these days of brutal heat, a ride from Belapur to Pendhar by the NMMC bus may be cost beneficial but the travel will be very uncomfortable because of the weather outside unless it is an AC bus that you are traveling in. This travel will be spread across Belapur, Kharghar and finally Pendhar resulting in more time to travel. Finally, a ride from Belapur to Pendhar or even from Kharghar Railway Station to Pendhar by auto or an independent taxi will be way more than the public transport that is not sustainable in the long run.

With many educational hubs in Kharghar and the area after the Kharghar Golf Course towards sector 34 having very few options in terms of public transport, the presence of Navi Mumbai Metro helps in easy and cheaper connectivity between them, something that students seek. All Navi Mumbai Metro Stations have parking space for vehicles and presence of an auto stand that may ply to your final destination, ensuring last mile connectivity.

Navi Mumbai Metro connectivity’s impact on real estate

With the connectivity improved many notches, Kharghar residential market has already started witnessing a rise in the property value. Additionally, the place boasts of large land parcels which are being developed by reputed developers. Developers such as Gami Group, Arihant Superstrutures, Adhiraj Constructions etc. are having their presence here. Once all the Navi Mumbai Metro routes are open, it will help in decongestion of the Harbour and Central Line Railway Network. It will also play a role in reducing the traffic on road.

Navi Mumbai Metro’s impact on property prices

Location Average price per sqft for buying Average price per sqft for renting
Belapur Rs 14,058 per sqft Rs 58,499
Kharghar Rs 9,742 per sqft Rs 39,841
Pendhar Rs 5,978 per sqft Rs 10,199

As soon as the foundation stone of the Navi Mumbai Metro laid and work started, the real estate market in the Belapur and Kharghar nodes saw some price correction. With the start of operations on Line 1 of the Navi Mumbai Metro, the project has demonstrated how that how connectivity is king when it comes to locality, with Kharghar and Taloja immensely benefiting from the metro.

Housing.com POV

The Navi Mumbai Metro Phase-1 although covers 11 stations and plying between Belapur and Pendhar, this mode of transport has become very popular especially with the metro stations near most residential and educational institutions. While people would previously spend a lot of money to travel short distances -especially from Kharghar Railway Station towards Taloja, they have now a cheaper and a comfortable alternative, which has resulted in the Navi Mumbai Metro Phase-1’s success.
