Property investments in Ayodhya, the old city which saw the opening of the  Ram Mandir in January 2024, have risen dramatically in the past five years. As the small city in Uttar Pradesh gets redeveloped and rebranded to compete with pilgrimage spots of global significance, land values in Ayodhya have skyrocketed. Industry reports say property prices in Ayodhya multiplied since the Ram Mandir Bhumi Pujan on August 2, 2020. Also, there was a spike seen in property prices around the time of opening of the Ram Mandir on January 22, 2024.

Encouraged by this buoyancy, leading real estate developers in the country have announced projects in Ayodhya. Now the question is, aside from the price value, how much money buyers will have to spend on stamp duty and registration charges?

What is stamp?

Stamp is a seal or endorsement given by an agency or a person who has been authorised by the state government. This includes an adhesive or impressed stamp for the purpose of duty chargeable under the Stamps Act.

What is stamp duty?

Stamp duty is the money that is paid to buy the stamps. In India, the fee to the state government and court is paid through stamp papers. A buyer has to pay stamp duty for property related things such as sale deed, gift deed, exchange deed, partition deed, etc., the buyer must purchase stamp by paying stamp duty.

What is registry fee?

The fee payable by a homebuyer to the state government for providing registration and documentation services is known as the registry fee.

Homebuyers cannot register a property below the circle rates in any state. In case the property is being registered below the government-determined circle rates, then the homebuyer will still have to pay the amount applicable on the property value that will be determined using the circle rate.

Do women get rebate on stamp duty on property registrations in Ayodhya?

The Uttar Pradesh government offers 1% rebate on stamp duty on properties/land registered in the name of a woman. However, this rebate is capped at only on Rs 10 lakh. In place of 7% stamp duty that is applicable if a male is the owner, women pay 6% stamp duty on registration of properties that cost Rs 10 lakh or less in Ayodhya. Men and women both pay the same stamp duty if the property’s cost if over Rs 10 lakh in Ayodhya.
