IGRS UP: How to apply for online for land and property registration?

IGRSUP is the state government’s dedicated portal to maintain records while providing many online services to the citizens such as property details, encumbrance details, stamp duty information, etc.

The UP IGRS portal (https://igrsup.gov.in/) helps citizens of the state register property and marriage online apart from various other assisted services. In this guide, we will provide the details of how to make use of these facilities.

Property registration online in UP

 

Property registration involves various tasks. Part of this work can be done online in UP through the IGRS portal. To understand which part of the property registration work must be done online and which part offline, view the chart below:

 

 

 

 

 

Online property registration on IGRS UP

 

Follow the steps given below to register your property online in UP.

 

Step 1: Log on to the official website of IGRSUP. Under the ‘सम्पत्ति पंजीकरण’ or property registration tab on the left-hand side, click on ‘आवेदन करें’ option on IGRSUP.

 

 

 

Step 2: After selecting the option आवेदन करे  link, the user login page will open.

 

 

 

 

Step 3: After creating user login, the online property registration form screen will be displayed.

 

1) Selection of nature of document: Select the relevant Deed Category from different options available in the drop-down). The drop-down options for the Deed Type will change based on the “Deed” selected in the earlier option. Select the Deed and type carefully, based on your requirement.

 

2) Enter deed presenter name in Hind and English along with mobile number.

 

 

Step 4: A new scree will display for filling property details. Select the mandatory fields from drop downs.

 

1) Select the relevant tehsil of the district.

2) Select the Area type, Rural or Urban.

3) Select Sub Area type of the tehsils.

4) Select the Ward from the sub area type already selected.

5) Select the मोहल्ला / ग्राम under the Ward/ Pargana selected.

6) Select the property type from Plot / Building / Agriculture Land.

7) Based on property type selection, relevant details of property type get inserted. For details on the relevant options, Property Valuation.

8) Select the type of Building and then click on the Next button.

9) Select the type of property and then click on the Next button.

10) Enter details of the independent building by filling the residential area and total area.

11) Select the applicable sub-clause, if any, related to the property under consideration. Also, based on the selection of the deed and the other details filled, the IGRS UP software will auto-calculate the applicable stamp duties and registration fees.

 

 

 

 

Step 5: The following screen will be displayed when property details filled. Fill all the details and Save it Select संशोधन करे button to edit property details. Multiple Properties can also be added. To add more properties, select from सम्ऩत्ति का प्रकार  button or Click on आगे बढ़े  to proceed.

 

 

 

Step 5: Now, the user needs to enter the details of the parties with their roles like Buyer or seller, etc. Multiple parties can be added. Fill the required fields. User needs to upload mandatory documents like ID proofs, PAN number, etc.

 

 

 

Step 6: Add information about other parties involved in this transaction and also information about two witnesses.

 

 

 

Step 7: After adding all parties and witnesses, summary of parties will be shown. Select संशोधन करे (edit) button to edit or delete button to remove as per requirement.

 

 

Step 8: For preview of the details filled in the form, click on पूर्वालोकन . Check the data.

 

 

 

 

Step 9: If everything is accurate, click on the आवेदन पत्र की स्थिति tab.

 

 

 

Step 9: Select लेखपत्र बनायें button to prepare the deed document. Then select Save button.

 

 

 

 

 

 

 

 

Step 10: Enter number of pages and the name of document presenter. Click on the save button for final submission. The Save button is enabled only after preparing of the deed document.

 

 

Step 11: You will be required to pay for this service. From the list, select the payment option that you are comfortable with.

 

 

 

Step 12: This is a confirmation page. The user should enter displayed captcha and confirm that everything is correct by clicking the save button to save the process. Whenever the user clicks on the save button following screen will be displayed.

 

 

Step 13: Once registration application is done, the user uses application ID for reference. User can use the same ID to book a time slot in the application, based on convenience, when they can visit the sub-registrar office to complete the registration process.

 

 

Step 14: The registration process will be completed at the sub-registrar office after verification of deed details and capturing thumb impressions and photo of the buyers, sellers and witnesses.

How to search for property information on IGRS UP?

 

Step 1 ( IGRS login ): Log on to the official website of IGRSUP or click here.

Step 2: Click on the property search option on the left-hand side on IGRSUP. 

On IGRSUP, You can search for a property on the basis of the following categories and confirm the exact location, legality and ownership details:

  • Property address (details of deeds registered before December 5, 2017).
  • Property address (details of deeds registered after December 5, 2017).
  • Registration number and registration date / registration year.
  • Buyer name (details of deeds registered before December 5, 2017).
  • Seller’s name (details of deeds registered before December 5, 2017).
  • Buyer’s name (details of deeds registered after December 5, 2017).
  • Name of seller (details of deeds registered after December 5, 2017).

How to get details of property on IGRSUP?

 

Step 1 ( IGRS login ): Log on to the official website of IGRSUP.

Step 2: Click on the property details tab or ‘सम्पत्ति विवरण’ on IGRSUP.

Step 3: You will be directed to the following page. Click on whether you are looking for a rural or urban property. Enter the district and property ID to see property deed, property tax dues, civil cases and utility details.

IGRSUP: How to apply for stamp duty withdrawal?

 

IGRSUP has a new facility, through which you can ask for withdrawal of stamp duty in Uttar Pradesh. (To know all about stamp duty and registration charges on property registration in UP, click here.)

Once you log on to the official website, you will see the option of ‘स्टाम्प वापसी हेतु आवेदन’ or ‘Application for stamp withdrawal’ on the left-hand side. Click on it to create a fresh application or login with your user ID to view/modify a previous one.

Note that once you create a new application, you will need to login through the ‘User login’ option and start the further process.

How to get registered document on IGRSUP?

 

Step 1: Log on to the official website.

Step 2: If you are using the IGRS website in Hindi, on the left-hand side, you will find the ‘पंजीकृत लेखपत्र का प्रमाणपत्र’ option. If you are using the website in English, click on ‘Application of registered document certificate’ option. You will be directed to the following screen.

Step 3: Enter the district, SRO, property type, registration year, registration number, registration deska, applicants’ numbers and captcha, to proceed.

 

How to apply for an encumbrance certificate on IGRSUP?

Once you log on to the official website, you can find the option of ‘भारमुक्त प्रमाणपत्र /बारह साला’ or encumbrance certificate. Click on ‘आवेदन करें’ to make an application. This will lead you to the following:

What is IGRS?
