DLF New Town Heights 2 in Sector 86, Gurgaon, boasts a prime location with excellent connectivity to major hubs. Things need improvement

DLF New Town Heights 2 does have some drawbacks that should be considered. Limited availability of shops and commercial spaces within the society can be inconvenient, requiring residents to travel outside for daily needs. Additionally, maintenance charges are relatively high, impacting the overall cost of living. Congestion in common areas, noise and dust from surrounding construction activities, and traffic congestion in the surrounding areas during peak hours can also be bothersome for residents.

DLF New Town Heights is indeed a good society, offering numerous facilities for residents such as a swimming pool and beautiful gardens within the premises. It's definitely a place to be happy about.

DLF New Town Heights has notably high maintenance charges. Unfortunately, it lacks a gym, and there have been reports of low electricity supply. Additionally, the rent is relatively high in this society.

Good things here

This society offers incredible value, with spacious apartments of approximately 2350 sq.ft available for 1-1.25 cr, compared to similar properties in Gurgaon city priced at 5 cr+. Sector 86 boasts superb green areas, minimal traffic, and low pollution levels, making it an ideal place to reside.

Honestly, there are no significant drawbacks. However, I believe the roads in the nearby area of Sector 86 could be improved by the Gurgaon Municipal Corporation. Aside from that, I am thoroughly satisfied with everything here. We have malls, hotels, and popular brands like KFC and Haldiram in the vicinity, which adds to the convenience.

Good things here

All the festivals are being celebrated in the society. Roads outside the society is well maintained and no water logging and traffic issues around the society. Lifts are very well maintained. All the modern amenities has been provided and well maintained. Allocated parking for owner and visitors.24/7 water and electricity supply.bachelors are allowed in the society.

The society boasts a superb ambiance with a friendly and helpful crowd. Residents enjoy various functions together throughout the year, providing a soothing environment for the mind. Facilities such as gym, swimming pool, sports clubs, and outdoor games are available, along with a nearby 5-star hotel serving delicious food. The park and playing area for kids are well-maintained and clean. Despite the challenges posed by the COVID-19 pandemic since 2019, the society has been thriving. With gated entry and CCTV surveillance, residents enjoy excellent security.

The departmental store and essential services in the society could be improved for better hospitality, although they suffice for emergencies. Connectivity to the main Gurgaon or city center is not efficient, and there is a lack of metro connectivity. There are no swimming pools for kids, only for adults. The RWA management could enhance their work by addressing residents' needs and requirements discussed in meetings. Maintenance charges are considered high compared to the services provided and could be reduced. Additionally, visitors parking needs to be modified and constructed to better accommodate guests.

Daily needs can be met within the society, with a departmental store inside and other amenities just outside the gates. Additionally, home delivery services are readily available. Overall, it offers a peaceful cosmopolitan lifestyle.

The society faces challenges with its distance from the main city, approximately 25 kilometers away from major employment hubs like the cyber zone. Currently, there is no availability of metro or other public transport options. Additionally, there is no drinking water supply, necessitating the use of water filters for clean water. Pigeons are prevalent throughout the area, leading to dirtiness and unpleasant smells in common areas and balconies. Due to the design, many areas are inaccessible for regular cleaning, exacerbating the issue. Moreover, a significant number of flats remain unoccupied, unintentionally contributing to the proliferation of pigeons. Lack of maintenance in these unoccupied flats further worsens issues like water seepage and blockages. Visitor vehicles are not allowed to park inside, with limited parking available near the main gate.

Good lighting is ensured both during the day and night, and the security personnel are honorable and proactive in their duties.

Well connection with roads and highways is also a major reason for the suggestion. This place has very good alliances with NH-8 and Manesar. It is just 5km away from Dwarka Expressway and 15km away from Gurgaon Railway Station. But one thing that I have to include is that the least availability of public transport may cause some major issues too. IGI Airport is more than 32km away from my building. Schools like DPS, RPS International School, Guru Dronacharya Senior Secondary School are a few minutes away from my home. ESIC Hospital is just 8km far from my place. It is just 6km Drive distance from IMT Manesar Township where my husband is currently working.

I have been living here with my family also. Honestly, the surroundings are so relaxed and soothing as well. For that reason, my husband can continue his work and my daughters too can carry on their studies from here easily. This residence also has an adequate wifi connection for continuing works very comfortably. He is currently working for an IT company that is very close to our estate as well. Here are some other facilities such as schools, hospitals, banks, shopping malls, shops for essential goods are at very few lengths. So these are the major factors of boosting this area vastly.

For me, this residence would be the best suggestion so far. DLF Group and their developers are highly efficient. Both traditional and contemporary art can be seen here. And If you are truly a nature lover, this would be my most recommended place for you. The place is too far from the hustle and bustle of the city. And if you are seeking a perfect elegant life too, this place is also precise with their fix and fixtures. . I'm staying in a 3bhk flat of this residence and all rooms are well ventilated with lots of space. The rooms are well decorated and steel grills exist in the attached balcony. Their security services are so remarkable.

The residence is so airy and has substantial area for tree planting. The place is so relaxed for meditation and yoga as well. I used to meditate here every sunrise. The vast area of jogging and walking track is here. My husband has heart issues and he walks every day here. It has basketball, badminton courts exist here. My children used to play basketball here. It has a community hall for meetings and cultural programs. Every dweller of this place used to do all the festivals and programs together. They are so friendly and helpful over any emergency. The place is highly recommended for me with several fundamental external conveniences.

This profitable residential project is developed by DLF builders. I would like to say that this proposal gives me all of the elegant indulgences and housing at a very satisfactory price. The swimming pool, children playground, gym and many additional are located on the campus as well. I have been living here for 3 years with my husband and two daughters and having the best expenditure and duties of them till now. This place for me has to be one of the beneficial projects eventually.
