Good things here
Connectivity of the apartment is just excellent local railway station ,bus stand ,auto stand is at walkable distance from the society.Build quality was great,no leakage and seepage issues in the apartments.24/7 water and electricity supply in the society.Allocated parkig for owners and visitors.Society has high security ,all the areas were covers with cctv.All the festivals are being celebrated in the society.
Things need improvement
According to the mainteinance charges ,the number of co-odinator to help resident like plumbers,electrician is very much low in count as per the residential ratio in the apartments,So should be improve by the managing commitee.

After 7 PM, the area becomes quiet. The railway station is not within walking distance, making transportation less convenient. There aren't many stores nearby, resulting in limited options for shopping. People in the area are less interactive, and you may experience longer wait times for the elevator. Additionally, there aren't many vendors in the neighborhood, which can be inconvenient.

Good things here
The playground for kids is fantastic, offering plenty of fun. There's something for everyone here, whether you're an adult, a senior citizen, or a kid. Additionally, the parking area is awesome, providing ample space for vehicles.
Things need improvement
Due to COVID-19 regulations, swimming is currently not allowed as per the security guidelines. Additionally, there are only 100 parking spaces available for visitor parking, which might be insufficient and could ideally be increased to accommodate more visitors.

Good things here
The residents here are nice and professional, creating a good atmosphere. The society is well-run, and the building management does a great job. Plus, the location is super convenient, being very close to Majiwada Junction.
Things need improvement
If you're driving from the city, you'll have to make a long U-turn, which adds about 10 minutes to your trip. Inside the flats, the walls are not well-made and feel weak.

The podium area is well-maintained, providing a safe environment for children to play. Moreover, the clubhouse offers modern amenities such as a gym, party area, kids' play area, and sports courts, ensuring residents have access to recreational facilities. Additionally, daily essentials are conveniently located within a short walk, including supermarkets, ATMs, eateries, and medical stores. Overall, the society is inhabited by decent people, contributing to a pleasant living atmosphere.
Things need improvement
Living here has its challenges, mainly because there's no road alongside the highway nearby. This means there's always traffic with fast-moving vehicles. While you can get most things you need inside the complex, having a vehicle, like a bike, is pretty much a must because it's expensive and inconvenient to not have one. Public transport is okay, but not great. You can usually find an auto, but buses and the metro don't come by often and they get stuck in traffic a lot, making you wait. Plus, because there's no road nearby, you can't walk home after getting off the bus or metro, even if it's just a short distance away. On top of that, the maintenance fees and property taxes are pretty steep, adding up to quite a bit of money every year. Sometimes it feels like it might have been better to just rent a place here instead of buying.

The club is kept in top shape, always neat and tidy. There are shops right inside the society, making it super convenient. The playground is big and perfect for playing around. Plus, there's a modern gym with all the latest equipment for a great workout.

Living here means you're quite a distance from the railway station, so it's better if you have your own transport. The society is still under construction, so expect some ongoing work and noise. Overall, it can be a bit noisy at times due to the construction and other activities around.

The structure of the society is excellent, especially the complex and its proximity to the Eastern Express Highway. The building is a combination of nine buildings, which is quite nice. Within a kilometer, you'll find temples, mosques, churches, CCD, and the Majiwada station. The Chhatrapati Shivaji Maharaj International Airport is just 18 kilometers away. There's a fantastic community pool, and a golf course is under construction. The society is very green with lots of greenery around. The lifts are impressive, and the society is pet-friendly, with many pet owners taking their pets for a walk around 6 PM. Overall, the experience is excellent. The parking space is extensive, although it can sometimes be challenging to find a spot.
Things need improvement
Many amenities are still under construction, and the complex is quite far from metro areas, about 10-15 kilometers away. The parking space is decent but can be challenging to navigate due to multiple turns. Additionally, the lifts are a bit slow, but they get the job done.

Many residents tend to litter around by throwing garbage from their homes, which can sometimes fall on passersby below, posing a danger. Despite repeated complaints, the society hasn't taken action. It's important for residents to be responsible and refrain from littering around the premises.

Living in Rustomjee Azziano in Mumbai Thane was a great experience for me. Everything in the society was meticulously planned, whether it was events, festivals, or the proximity to nearby schools. The presence of amenities like swimming pools and gardens added to the quality of life, and the residents were very friendly, making it a welcoming community to be a part of.
Things need improvement
One drawback I noticed was the connectivity. While autos are readily available nearby, they often go in only one direction. If you need to travel towards the Panvel side, your only options are Ola or Uber. Although the railway station is relatively close, about 6 kilometers away, it may not always be the most convenient option for travel.

There are also concerns about the design of the apartments, which could have been better to enhance comfort and functionality. Additionally, the entrance lobbies of the wings feel suffocating, especially those located in the basement. These issues detract from the overall living experience in the society and need to be addressed for improvement.

Living in Rustomjee Azziano feels like being in a resort where families don't need to go out on weekends; it's like reliving childhood. The amenities are top-notch, and the society has excellent connectivity to Mumbai, Gujarat, Nashik, and Pune. It's centrally located, with everything within a 5-minute reach, including railway stations, which are just a 27-minute walk away. The surrounding area is expected to develop significantly in the next five years, bringing even more facilities.
Things need improvement
The society management is struggling to perform their best due to the builder's clever actions to protect himself. Some flats are situated very close by, and the builder hasn't made efforts to ensure connectivity roads with local authorities.

There's a bad smell coming from the pipes near the toilet and dry laundry area. Also, there aren't any CCTV cameras on each floor, so there's no constant monitoring, which could lead to misuse.

We really like the facilities our builder has provided. They've hired enough people to keep everything clean and maintain the amenities well. But getting to our place isn't easy, especially if we use the highway. We have to make a U-turn after driving for a bit, which is a hassle, especially when traffic is bad. Still, we really enjoy the clubhouse and how clean everything is.
Things need improvement
Traveling can be tiring, and there's an ongoing issue in the society about how to divide costs among members. Since we've already paid for two years of maintenance, ideally, we shouldn't be charged the same amount each month. But we keep seeing outstanding dues, and it's becoming a hassle to deal with this situation regularly.

Occasionally, noise from nearby construction sites can be bothersome, and there are occasional issues with the lifts and power cuts lasting 1-2 hours. However, overall, the experience at Azziano is positive. On the downside, some individuals working there may come across as rude.

This place is great! There's so much to do, like swimming, jogging, and hanging out in special areas for older folks. It's kept really clean, and you can find everything you need in the shops here. Plus, there are fun things like tennis and basketball courts, and even a mini movie theater for entertainment.

In Rustomjee Azziano, there are a few things to keep in mind. Firstly, it's a bit of a hike from the train station, so it's best if you have your own car or bike for getting around. Also, because construction is still happening in the area, it can be noisy at times, and the quality of construction work is just average. Lastly, since it's a large society with lots of flats, there's a chance that property prices might not increase as much in the future.

This apartment complex is really nice and has lots of things for both kids and adults to enjoy. It's easy to get around because it's close to the train and highway, and there's usually not much traffic. It's one of the biggest places to live in Thane, and there are even more buildings being built nearby, which is making the area even better

This is a great place to live because it's easy to get around, has lots of amenities, and reliable water and electricity. The big area downstairs has everything you need, and it's close to trains, buses, and the highway, which makes it easy to get to work. Plus, there are shops nearby where you can get everything you need within just a 10-minute walk
Things need improvement
The maintenance fees are higher here compared to other places. Right now, there's a disagreement between the society and the builder, which means the building might not be getting the attention it needs. If you want to go to or leave from the society to Majiwada, you have to take a long detour either through the service road or Majiwada junction because there's no nearby overhead bridge or U-turn available.

All the amneities are available in the society like swimming pool,club house,gym,kids play area etc and tenants were allowed to use amenities without paying extra charges.Build quality was good as there was no issues regarding anything in the society.High security system as there were cctv in all the areas of the apartment.Society was neat,clean and well maintained.

Connecticity of the society is major drawback as the society is bit inside from the main road.Auto and cabs are hard to approach near by the society even there is no railway station and bus stand near by the society.

What can I really say about Rustomjee Urbania Azziano other than it is money’s worth! Yes price is steep but that is natural since this is one of the big projects in Thane city. Whitefield location is near the main road and offers easy commuting.

Rustomjee Urbania Azziano has met all my expectations. It is so easy commuting to my office from Whitefield with the easy commuting to office. Then there are all these big offices, boutiques, restaurants, pubs, shopping malls, schools and hospitals at almost arm’s length.

Love the location while amenity list is never-ending. I believe in Vastu, so every room is according to it. Also other amenities are- rain water harvesting, intercom facility, kids play, and others. Area is super safe, buzzing in evening and cool crowd is hanging out nearby. Basic civic facility is top class but monsoon water logging still remains issue.
