It's situated in a very clean area with all the necessary facilities just around the corner. Being on the Kalyan-Nashik highway makes it easy to travel anywhere. I believe it's worth considering as an investment.
The area near the society experiences a high volume of traffic, and with the upcoming metro construction, there's even more traffic than usual. Additionally, a significant amount of dust tends to rush in.

The Tata Mantra society is a calm and nice place, putting a lot of emphasis on keeping everyone safe. The maintenance team works hard to keep everything clean, from the roads to the garbage areas and gardens. Residents get special passes for the society, giving them access to cool stuff like the gym, relaxing services, indoor activities, and a swimming pool. Plus, there's a lot of parking space spread across three floors just for parking (P1, P2, P3). People really like the way the buildings are designed - it looks perfect.
The society is located outside the city, making it inconvenient for emergency purchases due to the absence of shops within. Positioned along the busy Kalyan-Bhiwandi highway, traffic is a common challenge

The best thing about this place is that it's right next to the highway. The construction quality of the neighborhood is excellent, and the amenities provided by the developers make it a worthwhile investment. It's considered one of the best and most luxurious options available.
Many of the flats in this place are still unsold. If you enjoy being surrounded by a lot of people, this might not be the ideal setting for you. Additionally, the unsold flats contribute to higher maintenance costs.

Because of the project's success, more investors are looking into nearby areas of Bhiwandi. The building has a low ground clearance, making it difficult for transport vehicles to access the lift area. There was a problem with waterlogging last year during heavy rain within the community. My parents, who lived there for just over a year, had a great time. Additionally, having a covered parking space for my car, or potentially for the tenant, adds to the convenience and value of the place.
It's not easy to find a taxi or auto when you go out, but using apps to book cabs online is a convenient alternative. In the rainy season, the parking areas can flood. Although maintenance is good when they do it, it doesn't happen regularly, and residents often need to remind them, even though we pay a lot for it. There's talk about a metro station coming nearby, but nobody knows when it will actually happen.

The construction quality is excellent, featuring a jogging track on the 14th floor. Its central location on the Thane Bhiwandi Bypass makes commuting easy. There's ample parking space, and the surroundings provide plenty of space for walks. The management is highly efficient, ensuring timely maintenance of lifts and other amenities. The decorations for various festivals are splendid. Although the flats are a bit costly, they are completely worth it. Overall, it's a great experience living here.
The negatives are very few, as it is closer to highway or the Thane Bhiwandi Bypass construction work is continuously carried out, so there is dust nearby. Heavy traffic is also observed at peak hours. Lots of noise from the vehicle can be heard and there is also two MM RDA buildings which are being used as Covid Special Centers, so there is some risk of that as well,

The complex itself provides excellent facilities, including a state-of-the-art gym, infinity swimming pool, multipurpose hall, spacious parking, Club Mantra clubhouse, and a games house.
Due to ongoing development in Bhiwandi, some roads to Kalyan might be under construction, causing occasional traffic problems. Additionally, being a low-lying area, there may be issues of waterlogging during heavy rains.

Living in Mantra feels great as the management and facilities are excellent. The fellow residents are well-behaved and educated. The surroundings and views are impressive. Everyone is supportive and friendly. The parking areas are clean, and the management efficiently addresses both minor and major issues in a short period. Being a part of the Tata family is a source of pride.
The ongoing construction work is causing dirt and dust to enter the rooms. Maintenance costs are higher than expected. Occasionally, local disturbances occur, and the proximity to the highway results in noise from heavy traffic, especially horns. First floor parking faces waterlogging during the rainy season due to its low-level construction. Some tower walls experience leakage issues during rainy periods.

This is a very good and excellent society to live in. The owner of the society is very loyal, and his behavior and working performance are excellent. He is an extraordinary gentleman. The society is very clean with 247 water and electricity supply. The people who live there have no problems. There are CCTV cameras on every floor and at the entry gate. Security remains at the entry gate 247 hours, and entry is not allowed without a pass. There is also a four-wheeler available for medical emergencies. The rooms are clean with marble flooring. There is a park for children to play, a cricket ground behind the house, and a small area for morning exercise in front. Additionally, there is a swimming pool in the society.
The maintenance charges are higher compared to other societies, and there are slight damages to the roofs on the outside.
