What is redevelopment?
Redevelopment is demolishing an existing building and building a new structure in its place. This is done when the building ages. In a redevelopment model, a developer is chosen based on tender and a development agreement is signed with property owners. Under the terms of the redevelopment, the existing property owners get extra area in the project and the developer in return is allowed to use the remaining Floor Space Index (FSI) to construct additional homes that will be sold at apremium rate in the market.
Demolition work starts at Aamir Khan’s building
There are two buildings as part of the society- Marina Apartments and Bella Vista. Of the total 24 units present here, the actors owns nine units. He bought a new apartment in Bella Vista in June this year, taking the count to owning 10 units in the housing society.
According to media report, demolition work has commenced at actor Aamir Khan’s Bandra property. The society has chosen Atmosphere Realty as their developer for redevelopment. With holding a stake of 10 apartments, the actor was fully involved in the redevelopment work plans. Media reports suggest that once redeveloped, the existing owners will get around 60% more area. The pricing per sqft for the apartments in the redeveloped building are expected to be betwen Rs 80,000 and Rs 1,25,000 per sqft.
Aamir Khan new apartment in Bella Vista
Aamir Khan bought a new property in Bella Vista Apartments for Rs 9.75 crore. The ready-to-move-in property is spread across 1,027 square foot carpet area. The actor registered the transfer deed on June 25. For this property, Khan paid a stamp duty of Rs 58.5 lakh and a registration fee of Rs 30,000.

These houses are Aamir Khan’s ancestral property and he bought them from his uncle who was searching for a buyer for these properties. Sales deeds of these Aamir Khan properties are registered under his name and his sisters Nikhat and Farhat and brother Faisal as joint co-owners.
Aamir Khan is also said to own many other properties across the country but in 2016 he said that he was perhaps the only star who did not own a house outside India.
