Cidco Lottery 2025 will soon offer around 22,000 houses for sale. This will include 16,000 houses carried from the previous Cidco Lottery that offered 26,000 housing units for sale in Navi Mumbai. The remaining 6,000 houses will be constructed by Cidco.
While initially the lottery was to be announced in June 2025, there has not been any official communication till now. Reports mention that Cidco will announce the dates and registration process once the board of directors approve of the lottery.

Juinagar: This is one of the earliest developed in Navi Mumbai and is centrally located.

When will be the lucky draw for CIDCO Lottery 2025 held?
The draw will be held a few weeks after registration closes. Winners will be selected through a computerised, transparent lottery, and the results will be published on CIDCO’s website.
What are the steps to follow after applying for Cidco lottery?
- Once the Cidco homes lottery is closed, a draft list will be published. Applicants who are not listed in the published draft list or have any mismatch of data etc., can raise an objection within 7 days from the date of the list published.
- Objection resolution will be done within 7 days after raising an objection.
- The final list of the eligible customers will be published after 5 days from the day of addressing all the objections received.
- Lottery lucky draw will take place.
- After the execution of the lottery, a list of successful applicants will be displayed on CIDCO website and Letter of Intent (LOI) will be issued to successful winners.

- After successful completion of all installments, the agreement will be done.

Cidco Lottery 2025 possession date: When will you get your Cidco flat?
The Cidco lottery flat’s possession depends on the construction status. For ready-to-move-in flats, it will take around 12-18 months and for under-construction flats it will take around 24-36 months. The exact dates will be made available through allotment letters.
Why can your Cidco lottery 2025 application be rejected?
Domicile certificate: One of the common reasons for rejection of a Cidco lottery 2025 even if you have won the lottery is absence of domicile certificate. Cidco rejects a winning lottery if the domicile certificate is not valid.
For this, you can opt for two methods
- Apply online on Aaple Sarkar: This will take time and so you may have to apply for the domicile certificate well in advance or as one the preparatory steps while deciding to participate in the lottery. This is available for almost free of cost.
- Lawyer’s help: Visit a lawyer with your birth certificate or LC of Maharashtra School. A payment of around Rs 3,000 has to be made and you will get the domicile certificate within 2-3 days.
- Once you get the certificate, upload it online before the verification date passes.
Income category: In case of any mismatch between the income mentioned in Cidco lottery application form and your original income category, Cidco lottery will immediately reject allotment. Before submitting the form, ensure that you have selected the correct income category. If in doubt, confirm with the Cidco Lottery helpdesk before submitting the form.

Homebuyers cry foul over Cidco providing flats smaller than what was promised: Report
The ‘My Preferred Cidco Home’ lucky draw winners have alleged that Cidco has provided them with smaller flats than what promised in terms of area – also mentioned in the advertisement booklet, mention media reports. Many home buyers have complained to Cidco that they opted for the housing unit even when the property prices were higher only because of the area available. With the letter of intent (LoI) showing lower RERA carpet area of the housing unit, the house owners are angry with the authority. For example, a housing unit advertised as 321.91 sqft has been listed as 291.91 sqft in the LoI, almost 30 sqft less. To their defence, Cidco officials mentioned that the housing area is the same as advertised. However as per MahaRERA regulations, carpet area without balcony should be recorded as has been done in the LoI, bringing the figure down. Note that as per MahaRERA, carpet area is the net usable floor area of an apartment that includes area covered by the internal partition walls of the apartment and excludes area covered by external walls, areas under services shafts, exclusive balcony or verandah area and exclusive open terrace area.

Note that e-payment facility of service charges and water charges bills are free presently for Cidco consumers for all types of transactions. However, Cidco reserves the right to charge fees from users for availing the service.
Cidco allows to convert leasehold plots to freehold plots
The City and Industrial Development Corporation (CIDCO) has announced that residential plots that are allotted on a leasehold basis can now to be converted to freehold.
The scheme will cover residential plots allotted through the tender process, CIDCO-constructed housing projects, as well as plots allotted under the 12.5% and 22.5% schemes, mentioned the official Cidco statement.
Cidco will not be levying any transfer charges for future property transfers, once the land is converted to freehold. These records will be maintained and the records of rights will be updated by the IGR Maharashtra. This scheme is applicable only to those plots where lease deeds have already been executed. However, this is an optional scheme.
Steps to convert leasehold plot to freehold plot
- Fill the application form from Cidco website and attach supporting documents
- Make payment of the conversion fee that is calculated on the basis of the ready reckoner rate (RRR) of that land. Note that only a percentage of the RRR is charges for conversion.
- In case the lease agreement has mention of any unearned income, then in that case, that will also be added to the conversion fees.
- Other applicable charges will be levied in addition to conversion fees for all plots that were granted at subsidised rates.
To help with the conversion process, the Cidco has formed a committee which will verify all the applications.
How to use Cidco Citizen Portal- Estate services?
Also known as the town services department, it manages the leases that have been granted by CIDCO – both, plots and CIDCO-built premises. It is responsible for all the post-agreement functions for the entire lease period. Once you win a CIDCO lottery, this may be of use to you.
To use these services, click on ‘citizen/business services’ on the homepage and select Estate CFC from the drop-down box. You will reach http://utkarsh.cidcoindia.com:7083/sap(bD1lbiZjPTkwMA==)/bc/bsp/sap/zcrm_bot_portal/index.htm
Click on ‘Submit online CFC application’. In the ‘Know Your Scheme and Apply for Service’ form, fill in details including node, sector, block, plot number and your scheme, select the service and click on apply for service.
You will have to fill in details for getting that particular service. For example, if you choose amalgamation of plots/flats as the service, then, you will get a form for the same that has to be duly filled and submitted.
After filling the details, check the service request status. Finally, enter the document/challan or reference number and make an online payment for the service.
