All about Ahmedabad Urban Development Authority (AUDA)

Established in 1978, the Ahmedabad Urban Development Authority (AUDA) works towards the planned and sustainable development of Ahmedabad. Note that its jurisdiction is outside that of the Ahmedabad Municipal Corporation (AMC). The AUDA is in charge of not just the city’s planning but also formulating and submitting development plans and new schemes for environmental improvement of urban land use policy. Master plans, new township plans, town improvement schemes, facilitating affordable housing construction and integrated townships and ensuring judicious use of government land – all of these and more are within the ambit of the AUDA.

AUDA: How to register on the website?

Users can register themselves on the AUDA, to continue with the application process for building construction permissions. Click on the ‘My User Registration’ tab under ‘Application’ on left of the homepage screen, as shown below.

AUDA and Building permission

In case you require permission for construction or wish to check the status, follow these steps:

Step 1: Log on to the official website or click here.

Step 2: If you do not have a login and password, then, register by clicking on the ‘My User Registration’ link.

Step 3: Click on ‘New PRM application’ for building development permission and ‘New CMP Application’ for obtaining building usage permission.

Step 4: Fill all the mandatory fields and submit the application. Upon submission, you will receive an SMS/email with your application reference number.

When submitting an application for building construction permit, you should also submit the following:

Note: The application is available for sale from the public relation officer (PRO) of the department or it can be applied for online. Also, the maximum stipulated period for approval of the building permission application is 90 days.

Is there a fee payable for building permit?

Yes, besides the fee that you pay for scrutiny by the authority that ranges between Rs 5 and Rs 1,000 per sq metre, the remainder of the fee will be as per the General Development Control Regulation (GDCR).

What is the meaning of TP schemes?

AUDA oversees the implementation of town planning schemes (TP schemes). AUDA makes it possible to take possession of land for roads as soon as a draft TP scheme is sanctioned and the development authority can recover the cost of infrastructure provision in the form of land. This method of cost recovery is now widely accepted by land owners/ citizens.

What NOCs are required before seeking a building permission from AUDA?

Various NOCs have to be in place before applying for a building permit. These include NOCs from the fire, airport, environment, police, oil-gas and electricity departments.

Are AUDA and Ahmedabad Municipal Corporation the same?

No, the Ahmedabad Urban Development Authority (AUDA) oversees areas falling outside the periphery of Ahmedabad Municipal Corporation.
