After the foundation stone laying ceremony for the Jewar Airport in Noida was completed in November 2021, there has been an increased demand for residential, commercial and industrial plots in the area.

The YEIDA announced a One-Time Settlement (OTS) policy for over 10,000 defaulting allottees to pay their plot allotment amount. The scheme will be live from March 1, 2023. The development authority has also planned to launch a group housing plot scheme after waiting for a decade.

Yeida Plots Scheme 2024: How to apply?

The scheme brochure can be downloaded from Yeida’s official website www.yamunaexpresswayauthority.com.

To apply for Yeida plots scheme 2024, one can submit application online through the Nivesh Mitra portal www.niveshmitra.up.nic with all the documents.

 

Yeida Plots Scheme 2024: Details

Processing fee: A non-refundable/non-adjustable processing fee of Rs 25,000 plus GST will be applicable. The processing fee can be deposited through the online portal or RTGS/ NEFT by generating challan from the Nivesh Mitra portal.

Registration amount for plot allotment: An adjustable/refundable amount equal to 10% of the total premium of the plot (for which application is being submitted) must be deposited. The payment can be made through Yeida’s online portal or RTGS/ NEFT by generating challan from the Nivesh Mitra portal.

Allotment: In cases where applications for the plots mentioned in the brochure are not received, then as per the Roll Over policy, the last date to submit applications can be extended twice for a period of seven days each. Subsequently, the allocation will be done for the received applications basis the Objective Parameter as per the specified policy of Yeida.

Scrutiny of applications: The application, along with the relevant documents, will be submitted online through a Single Window portal – Nivesh Mitra and the submitted application, along with all the documents, will be downloaded by Yeida for the purpose of Scrutiny/evaluation by the screening committee. If the applicant cannot submit the required information within the prescribed time, the application will not be considered for allotment.

 

Yeida Residential Plots Scheme 2023

The Yeida launched a residential plot scheme on August 8, 2023, offering 1,184 plots located in Sector 16, 17 and 20 the upcoming Jewar Airport along the Yamuna Expressway.

The plots are available in sizes ranging between 120 square metre (sqm) and 2,000 sqm. These include plot sizes of 120 sqm, 162 sqm, 200 sqm, 300 sqm, 500 sqm, 1,000 sqm and 2,000 sqm. Yeida offers 194 plots of 120 sqm and 260 plots of 162 sqm. The authority offers 466 plots of 200 sqm.

YEIDA plot scheme 2023: How to apply?

Applicants can visit the official website www.yamunaexpresswayauthority.com to download the application forms and submit bids online.

Yeida has decided that it will accept payment in parts instead of paying the property cost up front in 90 days to benefit the buyers. The applicants must pay 10% earnest money during the time of application. Successful bidders are required to pay another 30% of the total cost at the time of plot allotment. The remaining 60% would have to be paid over three years in six instalments.

YEIDA plot scheme 2022 application procedure

The YEIDA introduced a plot scheme on September 7, 2022. The scheme received responses from 85,000 buyers for 477 residential plots. The authority conducted lottery draw for the YEIDA plot scheme 2022 on December 16, 2022 at Community Centre, Pi-3, Greater Noida

YEIDA OTS scheme

The YEIDA has listed over 10,300 defaulter allottees across various YEIDA plot schemes, who collectively owe about Rs 4,400 crore to the development authority. The defaulters will be allowed up to 90 days to save their allotted properties. The YEIDA OTS scheme will start from March 1, 2023.

The defaulting amount will be computed by adding a premium on future payable installments to the default allotment money. The penalty interest on the default amount will be waived. If the OTS amount is up to Rs 50 lakh, the deadline is 60 days after the demand letter is dispatched. The deadline for amounts above Rs 50 lakh is 90 days.

With the aim to transform Greater Noida into an educational hub, the Uttar Pradesh government has introduced a new scheme offering vacant plots, according to media reports. The Yeida has invited applications for the sale of plots in Sectors 17A and 22E across five categories. Applications are open till October 27, 2023. The premium of plots has been fixed between Rs 111 crore and Rs 174 crore, with a processing fee of Rs 5,000, plus GST charges.

 

YEIDA group housing scheme

After witnessing increased demand due to the upcoming Jewar Airport, the YEIDA has launched new group housing and commercial plot schemes along the expressway, after a gap of nine years. The last Yeida sector group housing scheme was launched in 2014.

Three plots have been put up for auction and applications can be submitted from May 5, 2023. The scheme will close on June 2, 2023, and the e-auction will be conducted on June 23, 2023. Two plots of 45,000 square metre (sqm) and one of 60,000 sqm at Sector 22D will be auctioned under the scheme. The pre-bid meeting will be conducted on May 18, 2023, according to Yeida officials. The reserved rate of bidding is Rs 33,825 per square foot (psf) for a plot of 60,000 sqm while it is Rs 30,750 psf for a 45,000 sqm plot. The authority expects revenue collection of around Rs 479 crore through the auction of the plots, the officials said.

Mixed land use plot scheme 2022

On November 18, 2022, the Yamuna Expressway authority introduced a mixed land use plot scheme for land parcels of over 40,000 sq m in Sector- 24 of Greater Noida. YEIDA has leased five plots ranging about 40,000-52,000 sq m for commercial projects with industry as a core activity and awarded a Floor Area Ratio (FAR) of up to two.

Eligible applicant organisation should have Goods and services Tax (GST) registration, and GST return for FY 2021-22 must be attached with the application form. The application processing fee, which is a non-refundable and non-adjustable amount, is Rs 25,000 plus GST, which must be paid through the YEIDA portal or via RTGS/NEFT by generating a challan.

The Yamuna Expressway Industrial Development Authority (YEIDA) conducted the e-auction of YEIDA mixed land use plots on January 10, 2023. However, the authority has been extending the last date to apply for the ongoing schemes.

According to officials, over 44,000 applications were received for 226 plots of 120 sq m each. The authority also received over 11,500 applications for 300 sq mts plots, over 7,700 applications for 90 sq mts, over 4,000 applications for 160 sq mts, over 3,100 applications for 60 sq mts, over 1,100 applications for 200 sq mts, 800 applications for 1,000 sq mts, almost 750 applicants for 500 sq mts, and over 180 applications for 2,000 sq mts land parcels.

YEIDA residential plot scheme provides of area ranging from 60 sq m to 2,000 sq m. Of these, 262 plots are available in 120 sq mts, 67 in 200 sq mts, 56 in 300 sq mts, 40 in 162 sq mts, 19 in 90 sq mts, and 16 in 60 sq mts. The plots are situated in Sectors 16, 17A, 18, 20 and 22D.

To expedite plot registration and increase the occupancy of the area under YEIDA, the Yamuna expressway authority has preponed the deadline from March 31, 2023, to January 31, 2023. Failure to register plots as per the specified time may result in cancellation of allotment.

YEIDA residential plot scheme 2022-2023: Details

For the ease of applicants of Yamuna Expressway Authority plot scheme 2020-2023, the authority is offering three types of payment plans:

Commercial plot scheme 2023

Seven commercial plots have been put for auction at Sector 22 A under the Yeida commercial plot allotment scheme. Two commercial plots of an area 112 sqm, four plots of 124 sqm and one plot of 140 sqm are available. The reserve price for the 112 sqm plot is Rs 2.87 crore and the reserve price for plots of 124 sqm area is Rs 3.18 crore. The reserve price of the 140 sqm plot has been fixed at Rs 3.59 crore. The revenue potential from the auction of these plots is estimated to be at least Rs 22.11 crore.

YEIDA Plot Scheme 2023: Allotment procedure

Depending upon the number of applicants, the allotments of residential plots under YEIDA will be done through a draw of lots. The draw will be undertaken for each category separately. Also, the draw will be held on the basis of payment plan selection. For example, the first draw will be held for those applicants who choose Option 1, followed by Option 2 and then, Option 3.

YEIDA will issue allotment letters to successful applicants within 30 days of the e-auction. The full plot price for the residential scheme must be paid within 60 days, the deadline is 90 days from issuance of the allotment letter for the shop/kiosk plot scheme.

Yeida to launch residential scheme offering over 2,000 plots

Yeida is planning to launch a residential plot scheme in January- February 2024, which will offer over 2,000 residential plots of different sizes. These plots will be located close to the upcoming Noida International Airport.

Media reports cited an official stating that land acquisition for the plots is yet to take place. The authority’s land department has been instructed to acquire land for residential plots. The land acquisition is likely to be completed by the end of December and land is expected to be available by January 2024.

Yeida to introduce one-time settlement policy for defaulters

September 8, 2023: The Yeida plans to develop a new policy for realtors during its upcoming board meeting on September 12, according to a Hindustan Times report mentioning officials speaking on the matter. The new policy aims to reduce the number of defaulters and the default amount in the different schemes it offers. It will exempt realtors from penal interest and waive off the accrued interest accumulated accrued during legal disputes between farmers and the authority.
