The development area that falls under the jurisdiction of the Ghaziabad Development Authority or GDA includes Ghaziabad, Loni, Murad Nagar and Modi Nagar. Recently, nine villages from the Gautam Budh Nagar district under the jurisdiction of the Greater Noida Authority were excluded from the Greater Noida development area and included in the GDA development area.

GDA housing scheme

The Ghaziabad Development Authority comes up with various housing schemes, offering affordable houses for those belonging to the economically weak sections and the middle-income group. Under the Ghaziabad Housing Scheme 2021, the Authority provides houses built under the Pradhan Mantri Awas Yojana (PMAY). There are around 13,500 new flats available under the scheme.

The Authority has implemented the ‘first come, first serve’ scheme in its 10 housing schemes. About 2,134 houses are included in this scheme, for five pocket buildings of Madhuban Bapudham in the district, along with Mandakini and Alaknanda Apartments in Vaishali, Indraprastha Yojna, Chandrasheela Yojna, Koel Enclave and Sanjaypuri Yojna in Modinagar. As per the GDA, this scheme will generate revenue of Rs 750 crores.

Further, the Ghaziabad Development Authority has increased the prices of houses of the Samajwadi Awas Yojana and the Pradhan Mantri Awas Yojana under the affordable housing scheme. Those who purchase the houses of Samajwadi Yojana will now have to pay over Rs 2.5 lakhs to Rs 4 lakh. Also, the prices of houses under the PM Awas Yojana have been increased from Rs 4.5 lakhs to Rs 6 lakhs for a house.

GDA housing scheme: How to apply?

Home buyers can apply for the GDA housing scheme online by visiting the official GDA portal. Applicants are required to register themselves by filling up the form. The houses under the housing scheme will be allotted through a lucky draw. Users can also check the draw results on the official GDA portal.

Ghaziabad Development Authority latest news

The Ghaziabad Development Authority has prepared the draft Master Plan 2031 for the district. The implementation of the plan is a priority for the Authority. The GDA planned to call a board meeting by the end of March 2022 for the Meerut divisional commissioner and GDA chairperson, to approve the Master Plan 2031. The approval process would also involve sending the draft master plan to the state government for its approval and inviting the residents to submit their objections. The plan is likely to come into effect by July 2022.
