Under its Pradhan Manti Awas Yojana (PMAY), the Centre plans to eliminate India’s housing shortage by focusing on urban and rural areas under its housing-for-all mission. Launched on June 1, 2015, the scheme follows a demand-driven approach under which states identify eligible beneficiaries through a demand survey, based on specific criteria.

The scheme is divided in two components. While the PMAY-Urban component of the scheme is valid till December 31, 2024, the PMAY-Gramin component is valid till March 31, 2024.

PMAY duration

The duration of the mission was initially seven years from FY 2015-16 to FY 2021-22. The PMAY scheme has now been extended up to 31 December, 2024 with all verticals except Credit Linked Subsidy Scheme (CLSS) vertical to complete houses sanctioned up to 31 March 2022. The housing ministry has also stated that during the extended period, no additional houses will be
sanctioned. The Mission period has been extended solely with the purpose of completion of sanctioned houses and no additional houses will now be sanctioned under the PMAY(U).

 

Who is not eligible for PMAY?

  • Those with an annual income of more than Rs 18 lakh.
  • Those who own a pucca house anywhere in the country.
  • Those who have previously taken any government grant to buy a home.

Under this category, PMAY applicants are divided into four sub categories:

How to fill PMAY Form online?

Step 1: Visit the official website of PMAY https://pmaymis.gov.in/

Step 2: On the main page, click on Citizen Assessment’ option, and select ‘Apply Online’ from the drop-down menu. You will see four options. Select the one that is applicable to you.

How to download PMAY online form?

Step 1: Visit the official PMAY website, pmay mis.gov.in

Step 2: You will get the option to access your PMAY online form either by providing your father’s name and mobile number or by assessment ID. Select your option, and fill the relevant details.

PMAY application form 2024 (Offline)

Applicants can also fill PMAY online form offline at state-run Common Service Centres (CSCs) or banks listed under the PMAY. You will have to pay a nominal fee of Rs 25 to fill the PMAY 2024 registration form.

 

How to apply for PMAY-G in 2024?

Under the PMAY-G, beneficiaries are not required to register to get the subsidy but they are identified on the basis of housing deprivation parameters and exclusion criteria prescribed under the Socio Economic Caste Census (SECC)-2011. The government has also conducted an Awaas+ survey to identify those beneficiaries which claimed to have been left out under the 2011 SECC and thus prepared an additional list of potential beneficiaries. The responsibility to register beneficiaries on the official website- https://pmayg.nic.in/netiayHome/home.aspx- lies with the state officials.

During the PMAY-G beneficiary registration, the official must enter details like bank account, name of the nominee, MGNREGS job card number.  In addition, the mobile numbers wherever available, and Aadhar number, with the consent of the beneficiary, should also be seeded on AwaasSoft. The details of the field functionary and trained mason mapped to the beneficiary should also be entered on AwaasSoft. The willingness of the beneficiary to avail the housing loan facilitated should also be recorded.

After the registration of the beneficiary details and validation of the bank account details, a sanction order is generated in AwaasSoft for each beneficiary with a distinct PMAY-G ID and Quick Response (QR) code.

Allotment of house is made in the name of the woman or jointly in the name of the husband and wife, except in the case of a widower/unmarried /separated person/ transgender. In case of landless households, the state facilitates registration of land in the name of the woman or jointly in the name of husband and wife except in the case of a widower/unmarried /separated person/transgender.

 

 

Caution: Apply for PMAY only at authorised govt centres

Under the Pradhan Mantri Awas Yojana, a demand survey is conducted by ULBs offline and online without any cost. Online registration can also be made by eligible beneficiaries themselves through the ministry’s website. Registration is also being facilitated by state/UT governments at their Common Service Centres (CSCs) at a nominal charge of Rs 25 plus GST. The ministry has not authorised any private entity or person to collect money as a consideration for availing of any benefit under the PMAY (U) mission. Any person or entity unauthorisedly using the name or logo of the ministry will be liable for legal action. 82.36 lakh houses completed under PMAY-U till April: Govt data

April 29, 2024: Construction of 82.36 lakh houses has been completed till April 22, 2024, under the government’s flagship Pradhan Mantri Awas Yojana Urban (PMAY-U) component, official data show.

The Centre has sanctioned 118.64 lakh units under the PMAY-U as against the demand for 112.24 lakh units. Of the 118.64 lakh sanctioned units, ground for construction has been laid for 114.17 lakh houses till April.

In terms of finances, Rs 1,99,653 crore was committed for the PMAY-U. Of this, Rs 1,63,926 crore has been sanctioned while Rs 1,50,562 crore has been spend on house construction. Utilisation certificate has been issued for Rs 1,50,340 crore so far, data show.

Over 2.55 cr houses completed under PMAY-G till Jan 2024

February 8, 2024: Under the Pradhan Mantri Awaas Yojana- Gramin (PMAY-G), over 2.55 crore houses have been completed as on February 1, 2024, the housing ministry has said. The ministry of rural development is implementing with effect from April 1, 2016, to provide assistance to eligible rural households with an overall target to construct 2.95 crore pucca houses with basic amenities by March 2024. Out of the overall mandated target of 2.95 crore houses allocated to states/UTs under the PMAY-G, more than 2.94 crore houses have already been sanctioned to the eligible beneficiaries, the ministry said in its official statement.

2 cr homes to be built under PMAY-Rural in next 5 years: FM in Interim Budget

Finance mininister Nirmala Sitharaman has said that 2 crore more houses will be built under the PM Awas Yojana-Grameen in the next 5 years. Implementation of the scheme continued despite the obstructions caused by the pandemic, and the government was close to achieving the target of three crore houses under the rural component of the Central scheme, Sitharaman said in her Interim Budget 2024-25 Speech.

How is PMAY subsidy released to beneficiaries?

The PMAY subsidy is released by the Central Nodal Agencies (CNAs) based on the disbursements made by primary lending institutes (PLIs) to the beneficiaries. Subsidy, so disbursed by the CNA to the PLI is credited by the PLI to the borrower’s account upfront by deducting it from the principal loan amount. As a result, the borrower will pay EMI on the remainder of the principal loan amount. For instance, suppose a borrower takes a loan for Rs 6 lakh. The subsidy thereon works out to Rs. 2.20 lakh. The amount of Rs 2.20 lakh would be reduced upfront from the loan (i.e., the loan would reduce to Rs 3.80 lakh) and the borrower would pay EMIs on the reduced amount of Rs 3.80 lakh.
