Good things here

Had a very bad experience with owner. Nothing to write good about the appartment. Locality is good though

Things need improvement

Owner is very greedy and charged around 25k for cleaning the flat when we left. When we asked for the bills, he said that he got it done from local agents and everything is done using cash and he has no proofs.

Easy access to super markets and parks. vegetables and fruits shops are available at every step. Local meat market at 300m

Things need improvement

We have recently vacated this flat and the owner cheated us by deducting 25k from security deposit. We started with rent 16.5k and security deposit 70k and he is increased it to 18k after one year which is way too high compared to other flats in the same society with better furniture. The owner asked us to get the painting and other cleaning done for which we got full house painting and cleaning which costed us 10k after which owner said he was not satisfied with the cleaning, and he won't consider that as handing over the flat so we asked him to get those done and deduct from security deposit. He has deducted 13.5k claiming that he has changed fan capacitors, some curtains wash, bell change, AC servicing which were existing issues from the beginning and some damage done because of the balcony work which owner got it done when we were staying. There is no reference and he re did his house with our money and when we asked for receipts he conveniently escaped by saying that he got all works done by local people and paid by cash so no proof for anything. I would suggest people to think once before you check this property because not only that you will be paying more rent but also the owner will exploit when you vacate and increase the rent as he wishes irrespective of the rents available in the same area

Good things here

I have lived before in this locality and this is certainly the best locality I have ever seen. The transportation and cab availability are there with the neighbourhood and the local markets and malls are easily accessible. I certainly feel safe with my family during night time in this locality. The localities well maintained and you will not face any of the garbage issue here. There is know any history of a crime in the neighbourhood of this locality.

Good things here

the condition of the streetlight is very good and well maintained.yes they well lit for walking post 9pm.the electricity are very low and affordable and did not frequent power cut in this area.i feel very safe in nightime and also my family because at night time security guards are always active.no I cannot face any water shortage because all the time water is available.in this location cleanliness is well maintained all times and not face any pollution issues

Buying property in Kharghar is a logical decision for many home buyers who choose to settle in this affordable, rapidly developing and easily accessible locality. Kharghar offers several affordable, mid-range and premium residential projects courtesy leading developers like Paradise group , Swaraj and Adhiraj, Sambhav Developers, Shreeji Group, Trycity developers who are hugely active here. There are several well occupied and ready to move projects in the area in addition to new launches. 1, 2 ,3 & 4 BHK housing units are predominantly available in the area. Kharghar is one of Navi Mumbai’s most popular residential destinations and is maintained by CIDCO. Kharghar lies along the Sion-Panvel Highway which ensures fabulous connectivity to several destinations in the city as well. Kharghar lies around 90 minutes away from Mumbai and started developing after the year 1995. The area is reportedly the third most developed node in Navi Mumbai after Nerul and Vashi. Kharghar is also the biggest residential cluster in Navi Mumbai. Kharghar lies next to the CBD at Belapur which gives it a major strategic advantage. There are major highways binding the area while the lovely Kharghar Hills make for an amazing backdrop. A part of the Central Business District in Navi Mumbai is housed in Kharghar, and this has raised its strategic importance hugely over the years. CIDCO has already build a skywalk for enabling easier movement between the Kharghar railway station and other nearby sectors areas. This skywalk crosses over the national highway and covers 1780 metres which makes it the longest ever skywalk in the country. There is an open escalator and a ramp for alighting. The Kharghar railway station offers great connectivity to the CST in Mumbai and it takes approximately 50-65 minutes to complete this journey. The Eastern Freeway is accessible from Kharghar and so is the Lokmanya Tilak Terminus. The Santacruz-Chembur Link Road is another connectivity lifeline that can be accessed from the area. The six-lane Pune-Mumbai Expressway starts at Kalamboli which lies just 4 kilometres away from Kharghar. Kalyan, Nashik and Thane are easily accessible from Kharghar while the NMMT bus network is a major connectivity lifeline running till Thane, Panvel, Vashi, Khopoli, Dombivali and Taloja. BEST buses are also available till Chembur, Vashi, Sion, Borivali, Ghatkopar and Dadar. The first phase of the Navi Mumbai Metro project will cover Belapur to Pendhar and this route will pass through Kharghar, thereby boosting connectivity options in the area. The Nhava Sheva-Sewri sea link will also boost connectivity hugely in the area while the proposed International Airport at Navi Mumbai will also boost development and progress in the area. Kharghar is home to the National Institute of Fashion Technology or NIFT which came here from Dadar in 2002-03. This is one of the country’s most prestigious and iconic educational institutions. There are several other educational institutions in and around the area. Companies like Siemens India Ltd have taken up huge offices in the locality and there are two enclaves of the Indian Armed Forces here as well. The Advanced Centre for Treatment, Research and Education in Cancer is also located in the area. An 18 hole golf course opposite the huge and beautiful Central Park has also been built by the CIDCO. These are two of the biggest recreational zones in Kharghar and the park covers 80 hectares and three sectors. The Park also comes with fountains, lovely botanical gardens, theme parks, conservatories and other proposed attractions like food courts. There are dedicated trails for joggers here as well. ISCKON also has a temple site at this area while there is another CIDCO Park in Sector 20. The Little World Mall and Glowmax Mall are major shopping malls here and both have multiplex facilities. D-Mart, Reliance Fresh and More are among the retail outlets and supermarkets in the area. Property prices have gone up by approximately 1.8% in the area as per Q3 2015 while average prices stand at around INR 8, 556 per sq. ft. here for the same period. Popular projects include Sai Mannat, Sai World Empire, Bhagwati Greens, Delta, Kasturi Heritage, Kesar Garden, Giriraj Horizen, Jalvauy Vihar, Swaraj Imperial, Arihant Anaya and many more.

Kharghar has really come up as a prime locality of Mumbai over the last few years. It is not as quiet anymore when I bought here but family is benefiting from all the infrastructure. Lots of things that are worth appreciating here.

The area is too costly if you belong from a middle class family. The area is not safe as it is a crime prone area. The amenities on offer are quite decent but do not justify the overpricing of real estate properties.

The hospitals are near the locality so whenever you need any help you need not wait for an ambulance. The facilties on offer in the hospitals in this locality are not adequate. The real estate prices are a bit on the higher end even though there are various amenities on offer.

The roads are not well maintained making it diffcult for people to travel as any accident can occur. The roads are narrow, there is minimal parking space and traffic congestion is common int his area, especially during th peak hours. This is a headache for the local residents.

I feel that Kharghar is one of the most livable areas in Navi Mumbai. Less pollution but also great connectivity. Lots of housing options to suit all budgets (it suited mine thankfully) and so many options for food, dining, shopping, and more.

The well-planned locality is situated on the Mumbai-Pune Highway with several multi-rise projects and 2,3 BHK residential apartments in abundance. Kharghar belongs to NAINA (Navi Mumbai Airport Influence Area) and is modeled as a 'Smart City' project. The locality is excellently connected to Sion-Panvel Highway, Asian Highway 47, Mumbai Highway, and Panvel Road (NH48).
