Opting for the latter meant stretching their budget by almost 90 lakh that would have some impact on their savings. Most homebuyers encounter this confusion when they scout for houses. Budget

Budget plays an important role and you should be financially stable to opt for that stretch. A common thought process of homebuyers is whether paying that Rs 1 crore for an additional room is worthwhile. Note that the purchase price and the monthly EMI to be paid for a 2 BHK is less than that of a 3 BHK. However, if you look from a long term perspective, in case your family will grow, going for that stretch may be a good idea as later the options may be less in terms of availability and the prices may go up. But do note the impact that this decision will bring in both in down payment and EMIs that have to be paid and take a proper decision based on that.

Space requirements

A 2 BHK is apt for young nuclear families or first time buyers as they get a desirable configuration in a good budget. On the other hand, a 3BHK makes available that extra room that can be converted into a home office, a study or a guest room. Also, the amenities that come with each configuration have to be clearly studied and seen whether you are able to justify paying that extra amount for the extra space that you are buying.

Loan amount

Loan plays a big role in this decision of choosing between 2 BHK and 3 BHK. If you manage to seek a home loan with affordable interest, then a 3 BHK is good if it fits your bill. If the loan amount granted is less and the interest is more, then choosing a 3 BHK may not be the right financial decision and you may want to consider a 2 BHK flat instead. 

Inflation rate

The rate of construction, interest etc. is directly proportional to the inflation rate and thus, the prices will increase. In case the inflation rate is normal, experts recommend that you can still opt for the 3 BHK. However, if the inflation rate is high, then it’s better to stick to a 2 BHK flat.

Location

When buying a new home, in addition to the configuration, check things like does the home have access to basic facilities such as schools, hospitals, shopping centres, connectivity with other places etc. Check the demand of 2BHK vs 3 BHK in that area and choose.

Future potential

While a 2 BHK may space-wise fit the bill now, you may want to have the flexibility of having a large space going forward. Note that if you plan to buy a 2 BHK now and go for an upgrade 5 years down the line, it’s better to think of your options again. This is because industry experts believe, what may be a small stretch now, will be much more 5 years down the line with land saturation being real. Also, if you are buying a property for end-use, getting a configuration upgrade in the same property or in that location is very difficult.

Maintenance

The annual maintenance costs in a housing society are calculated based on the configuration of the house. A 2 BHK with lesser sqft in carpet area will bill to a lesser maintenance cost as compared to a 3 BHK with more sqft in terms of carpet area. Also, upkeep of a 2 BHK is easier than that of a 3 BHK. But on the other hand, availability of additional space is always welcome, thereby pushing one’s inclination towards 3 BHK.

Property tax

This is an annual tax that has to be paid compulsorily to the municipal body. One of the factors of calculation of the property tax is the area of the property and hence a 3 BHK will have to pay more property tax than a 2BHK.

Resale value and market appreciation

Before you choose between a 2 BHK and a 3 BHK, it’s a good idea to check the market demand for both in the resale market. Industry reports have mentioned that premium locations with working class and business people mostly, the resale value and appreciation rates of a 3 BHK will be better than a 2 BHK, as there is always in increasing demand for more livable space.

Rental demand

The rental demand for a 2 BHK is better than a 3 BHK in most places, especially for tenants who have moved cities and would stay for 2-3 years and move out. Also, if a family is small- with two people and one/two young children, people to start with opt for a 2 BHK. On the other hand, a 3 BHK is most generally rented out by people with bigger families- parents and teenage or adult children etc. so that there is space for all. However, the rental value of a 3 BHK is more than that of a 2 BHK because of the additional space that a 3 BHK provides.

Utility bills

Since, the 3 BHK is larger than the 2 BHK, the utility bills for a 3 BHK – electricity bill, water bill etc. will be on the higher side. But, with the presence of energy efficient options, the bills towards the utilities can be managed.

In case you are minimalist in nature and are not quite bothered about the configuration or want more space, then you can opt for a 2 BHK. For someone who is very keen on a spacious house, it’s a good idea to plan, save and buy a 3 BHK.
