7 Ways Pradhan Mantri Awas Yojana supports women in buying homes in 2025

This guide explores the role of PMAY in assisting women buyers and provides insights on how they can apply for a housing unit under this scheme.

In the past decade, there has been a noticeable rise in the number of women buying homes. To further this momentum and provide women with security and independence, the Pradhan Mantri Awas Yojana (PMAY) offers numerous benefits tailored to women. Thanks to this scheme, one of the most important dreams—becoming a homeowner—is now more achievable for women. This guide delves into the ways PMAY supports women homebuyers and how they can apply for a housing unit under this scheme.

What is Pradhan Mantri Awas Yojana?

The Pradhan Mantri Awas Yojana (PMAY) is a Credit Linked Subsidy Scheme (CLSS) launched by the Modi Government on June 25, 2015. Under this scheme, an interest subsidy on home financing is provided, which can be used for constructing, repairing, buying or renovating a house.

The PMAY scheme’s ‘Housing for All’ initiative aims to address the shortage of pucca houses, particularly among the economically weaker sections (EWS), the lower-income group (LIG), and the middle-income group (MIG). PMAY is extended to people living in slums or kutcha houses, providing them with pucca houses in both rural and urban areas across India. These homes will include essential amenities such as rooms (based on area and configuration), kitchen, water, electricity, and a toilet.

PMAY is categorised based on the annual income of the beneficiaries and the classification of urban or rural areas. Eligible women beneficiaries enjoy discounted interest rates on home loans.

What are the benefits offered under PMAY to women homebuyers?

Registering at least one woman member in a family as the owner or co-owner under the PMAY scheme is mandatory to avail the Pradhan Mantri Awas Yojana benefits. Through PMAY, women can purchase affordable housing, significantly lowering the costs they would otherwise incur when buying their first home.

7 Benefits offered under PMAY to women homebuyers

1. PMAY for women: No prepayment charges

Under PMAY, a woman owner or co-owner does not need to pay any prepayment charges. This helps women homebuyers financially by eliminating additional costs.

2. PMAY for women: Subsidy benefits

With a woman as the co-owner, up to Rs 2.67 lakh in subsidies can be availed. Additionally, a woman owner or co-owner from the EWS or LIG category can receive a 6.5% subsidy on home loans of up to Rs 6 lakh.

3. PMAY for women: Low interest rates

Banks and non-banking financial companies (NBFCs) offer low interest rates on home loans, starting from 6.95% per annum if the house is registered under a woman’s name as the owner or co-owner. The interest rate depends on the applicant’s CIBIL score, the loan amount, and the applicant’s profession. Women may also receive an additional home loan interest discount of approximately 0.05%.

4. PMAY for women: Partial stamp duty waiver

A house registered under a woman’s name qualifies for a partial stamp duty waiver under PMAY. Women homeowners may get a waiver of 1-2% on stamp duty rates if the house is registered in their name. In some states like Maharashtra, there is a flat rate of Rs 1,000 as stamp duty for houses registered under PMAY, and some states have entirely waived stamp duty for PMAY registrations.

5. PMAY for women: Reduced registration charges

Women homebuyers can avail of reduced registration fees under PMAY, typically ranging from 1% to 4% of the property cost.

6. PMAY for women: Concession on property tax

Women homeowners may also benefit from lower property taxes in certain states, depending on the state’s policies, if the property is registered in their name.

7. PMAY for women: Tax benefits

Women purchasing a house under PMAY can avail of tax rebates. If the house is self-occupied, the woman can claim a tax rebate of up to Rs 2 lakh on the home loan interest every financial year. Additionally, she can get a rebate of Rs 1.5 lakh on the principal amount. If the woman is a co-owner, both the husband and wife can claim separate tax rebates, provided both have independent incomes. The tax rebate is based on the ownership share of each spouse in the property.
