Chhattisgarh was among the first states to implement the Real Estate (Regulation and Development) Act, 2016 (RERA), when it enforced the Chhattisgarh Real Estate (Regulation and Development) Rules, 2017, in November 2017. The Central RERA came into force in May 2017, following which various states notified their own versions of the law.

Key features of Chhattisgarh RERA
Project registration: All commercial and residential projects have to be registered with the CG RERA (Chhattisgarh Real Estate Regulatory Authority). However, there are exceptions to this rule. A project need not be registered with the CG RERA if:
- The area does not exceed 500 sq metres.
- The number of apartments is up to eight.
- The builder has received a completion certificate.
As of September 2025, the official CG RERA portal reports:
- Registered Projects: 1,866
- Registered Promoters: 1,518
- Registered Agents: (latest figure visible on the homepage counters)
Project updates: Builders are mandated to give the CG RERA quarterly updates on the status of the project.
Advance deposit: Under the state RERA rules, a builder cannot accept more than 10% of the cost of the property as an advance payment, without first entering into a written agreement for sale.
Escrow account: The builder has to deposit, in a separate account, 70% of the amounts realised for the project from the buyers. This has to be used to bear the cost of construction and the land purchase.
Interest on project delay: If the builder fails to complete or is unable to give possession of an apartment, plot or building, in accordance with the terms of the agreement for sale, he has to pay interest for every month of delay. If the buyer wants to withdraw from the project, because he has no other option, the builder has to return the amount received by him, with interest.
Project advertisement: Builders will have to showcase the project advertisement or prospectus, on the RERA site. This is done, to ensure that the builders provide all the amenities that they promise to the buyer.
Penalty on brokers: If a real estate agent fails to register with the CG RERA, he has to pay a penalty of Rs 10,000 for every day, during which such default continues. This may go as high as 5% of the property value or project, which has been sold without the broker acquiring a registration number.
Jurisdiction: Buyers who are not happy with the decision of the CG RERA, can file an appeal before the Appellate Tribunal under the state law. In case they are not satisfied with this verdict also, they can move the state high court.

Quick links for project categories
Apart from the general search, the CG RERA site also provides direct category-wise lists:
- Ongoing Projects – with the same filters (status, type, district, tehsil).
- Completed Projects – searchable with identical filters.
- Delay/Extended Projects – pre-listed cases where extensions have been granted.
These shortcuts save time if you already know which category you want to check.
What to check on the Project Details page?
When you click View for any project, focus on these key fields to understand its compliance and progress:
- Approved Date, Proposed End Date, Extended Proposed End Date – to judge the timeline health and whether extensions have been sought.
- Quarterly Updates – includes progress photos, percentage completion, and milestone notes submitted by the promoter.
- RERA Designated Bank Account Details – shows the escrow account information; withdrawals tied to construction are reflected in Quarterly Progress Reports (as mandated by circulars).
- Professional Team – details of the project’s architect, engineer, and chartered accountant responsible for certifications.
- Promoter Website & Uploaded Approvals – links to the promoter’s official site and scanned approvals (layout plan, environmental clearance, etc.), if uploaded.
Reviewing these ensures you’re not just checking registration status but also verifying ongoing compliance and financial discipline.
Note: If quarterly updates appear consolidated instead of regular, it may be due to CG RERA’s Voluntary Compliance Scheme (2025), which allowed promoters to regularise pending QPRs in bulk.

Housing.com POV
Chhattisgarh RERA has matured into more than a compliance portal—it is now a mirror of project health and promoter credibility. For buyers, checking project status here is not a formality but a due diligence step as critical as price negotiation. The authority’s insistence on quarterly updates, escrow monitoring, and professional accountability means that informed users can spot risks early. In today’s market, the smart buyer is the one who reads the regulator as carefully as the brochure.
