The government of Andhra Pradesh has prepared a plan for the allotment of houses developed by the Andhra Pradesh Township and Infrastructure Development (AP TIDCO). Under this plan, the government will provide the beneficiaries with AP TIDCO houses, spanning an area of 300 sq ft at the cost of rupee one.
The Andhra Pradesh government has planned to distribute 90,000 TIDCO houses in AP to the beneficiaries. The government is working towards completing the construction of 28.3 lakh homes for the eligible families at a cost of Rs 1,08,553 crores by 2023. The state’s housing minister, Ranganatha Raju, said that as many as 15,60,227 houses were under construction under the first phase of the housing scheme. About 12.7 lakh homes would be constructed in the second phase. He further added that around Rs 1,200 crores would be spent on drinking water and Rs 32,909 crores for infrastructure facilities like roads, power and drainage systems in the colonies.
Till date, the government has distributed 30.60 lakh house site pattas across the state, in which construction of over 21 lakh houses under the Navaratnalu – Pedalandariki Illu is progressing and the value of 30.6 lakh house sites across the state is Rs 77,000 crore.
The government is providing Rs 25,000 to each of the 44,304 beneficiaries of the 365 sqft. TIDCO houses and Rs 50,000 to each of the 74,312 beneficiaries of the 430 sqft houses through a 50% rebate on the upfront contribution made by the beneficiaries. The state will bear the cost of Rs 482 crore, housing minister Jogi Ramesh said.

Andhra Pradesh CM to hand over 8,912 more TIDCO houses
June 16, 2023: Andhra Pradesh chief minister YS Jagan Mohan Reddy will inaugurate TIDCO Housing colony spread over nearly 77 acre of land and hand over the flats to the beneficiaries at Mallayapalem in Gudivada town of Krishna district today, according to media reports. The CM will distribute the 300 sqft TIDCO houses with complete rights to 1,43,600 beneficiaries across the state for a token payment of Rs 1 by each. This would involve a fund of Rs 9,460 crore and benefit
for women beneficiaries. The outlay for this project is Rs 720.28 crore, of which the central government’s share is Rs 133.36 crore.
Adjacent to this single, 77-acre layout, another 4,500 housing units are under construction, out of the planned 7,728 house plots on 178.63 acre. Free Registration for TIDCO houses implied an additional benefit of Rs 60,000 to each beneficiary, he added.
Andhra Pradesh CM to distribute 8,900 TIDCO houses on June 9, 2023
June 9, 2023: Andhra Pradesh chief minister YS Jagan Mohan Reddy will distribute 8,900 TIDCO (Township and Infrastructure Development Corporation) houses in Gudivada on June 9 2023, according to media reports. Out of 1.5 lakh TIDCO houses in the state, 60,000 to 70,000 have been distributed, minister for municipal administration and urban development (MAUD) Audimulapu Suresh said.
May 29, 2023: The Chief Minister of Andhra Pradesh YS Jagan Mohan Reddy distributed house site pattas to 50,793 poor women beneficiaries in the R-5 zone spread over Guntur and NTR districts on May 26, 2023, mentioned media reports. Further, handed over keys to 5,024 TIDCO houses, developed at a cost of Rs 443.71 crore, for Re 1. These houses are located in CRDA region.
The state government is planning to spend Rs 2,000 crore for the construction houses in 25 layouts, which will begin from July 8, 2023. A total of 23,762 poor women have been given house site pattas in 11 layouts in Guntur district and another 27,031 women have been given pattas in 14 layouts in NTR district.
The minister also explained the three options under which the houses would be constructed:
- Â Government will transfer a sum of Rs 1,80,000 directly into the bank accounts of beneficiaries who wish to build the dwelling units on their own.
- Â Government will transfer the labour expenses directly into the bank accounts of beneficiaries after supplying cement, steel and door frames.
- Â The state government will take complete responsibility for the entire construction.
In the options mentioned above, sand would be supplied free of cost to the beneficiaries whereas quality steel, cement and door frames would be supplied at subsidised rates according to the policy adopted in all Jagananna colonies in the state. The state government will arrange bank loans up to Rs 35,000 each for all beneficiaries at 25 paise interest for expediting the construction. The beneficiaries are free to choose the option, the CM added.

AP TIDCO houses complete details
The development of around five lakh houses by TIDCO, in the G+3 apartment plan, had begun in the urban areas under the housing scheme. The TDP government had awarded tenders for the construction of the apartments. These residential units are available across configurations including 300 sq ft, 365 sq ft and 430 sq ft.
The basic structure of about 2.62 lakh houses has been completed in various towns of the state. However, work on the remaining 2.4 lakh houses did not begin owing to technical issues, including pending land acquisition. Provision of basic facilities and works costing around Rs 3,000 crores, related to the infrastructure in these TIDCO townships, were yet to be completed under the previous government’s tenure. The state government now aims to spend Rs 9,500 crores, for completing the TIDCO housing project by 2022.
The Andhra Pradesh government is preparing for the distribution of TIDCO houses in Andhra Pradesh to the beneficiaries in a phased manner. The process of handing over the possession of the AP TIDCO houses is expected to be completed in one year. By June 2022, around 1.5 lakh APTIDCO homes will be distributed across the state and the remaining houses will be handed over in various phases.
The government is providing a total benefit of Rs 16,601 crore to 2.62 lakh beneficiaries across the state. This includes a subsidy of Rs 11,672 crore, Rs 482 crore towards providing a rebate of 50% of the upfront contribution by the beneficiaries, Rs 1,200 crore through free registrations and Rs 3,247 crore for infrastructure.
The total cost for land acquisition and the development of houses and infrastructure for the Tidco houses was Rs 799.19 crore.
Benefits for women beneficiaries
Free house site pattas and houses are distributed in the woman beneficiaries’ name only. Each woman beneficiary receives a benefit of at least Rs 5.5 lakh to Rs 15 lakh.

AP TIDCO is the state-level nodal agency for the central government’s affordable housing scheme known as the Pradhan Mantri Awas Yojana (PMAY). TIDCO houses in Andhra Pradesh cost

Among the 2.62 lakh houses, about 1.43 lakh beneficiaries belong to the category of below 300 sq ft, while there are 44,300 units of 365 sq ft area and 74,300 units of 430 sq ft area. The below-300-sq ft flats will be allotted for Re 1, while the government will spend about Rs 3,805 crores. For the beneficiaries belonging to the other two categories, the government will pay half of the advance to be paid by the beneficiaries, by allocating Rs 482 crores. The houses with 365 sq ft area will cost Rs 4 lakhs and those with 430 sq ft area will cost Rs 4.65 lakhs. The beneficiaries will have to pay Rs 50,000 for a house of 365 sq ft area and Rs 1 lakh for a house of 430 sq ft area. Bankers will be asked to provide long-term loans for the remaining amount.
Recently, the minister for Energy, Environment, Forests, Science and Technology, Balineni Srinivasa Reddy, had said that the government planned to allot TIDCO houses in AP to 4,128 beneficiaries in Ongole city. Further, the minister said that the housing plots would be allocated to around 30 lakh families across the state.

AP TIDCO houses eligibility for Housing Scheme
