Real estate developer Ashiana Housing on August 25, 2025, announced the launch of Swarang Phase II, an extension of its flagship senior living project along East Coast Road (ECR), near Sheraton Resort, Chennai. Phase I of the Swarang was a success, with 99 of the 134 homes sold, generating sales of Rs 110.58 crore.
Building on this, Ashiana Housing, in collaboration with Kairav Developers and Arihant Foundations & Housing, is unveiling Phase II. Spread across 1.35 acre, this addition comes with an investment of Rs 45 crore as part of the larger Rs 230 crore project. Homes in Swarang Phase II are priced between Rs 1.29 crore and Rs 2.5 crore.
Speaking about the launch, Ankur Gupta, joint managing director, Ashiana Housing, said, “Phase I showed us the depth of trust and demand for well-thought-out senior living in Chennai. With Phase II, we are taking that vision further, building not just homes, but a community where seniors can enjoy independence, companionship and care in an environment that inspires confidence.”
Located in Nemmeli, where the backwaters meet the sea, Swarang Phase II follows a low-rise, low-density planning approach, with around 40 units per acre. The project features landscaping planned by one of India’s noted landscape architects. In addition, the semi-furnished apartments are intended to make the process of moving in relatively convenient for residents.
