As the nation celebrates the start of the Hindi New Year on March 22, 2023, real estate developers believe that the festival of Gudi Padwa would further intensify the sales momentum in India’s real estate sector manifested this year so far.
For the uninitiated, the first day of the New Year in the Hindu traditional calendar is Chaitra Sukladi/Navratri, also known as Ugadi in Karnataka and Gudi Padwa in Maharashtra and Goa. The beginning of the new moon is considered highly auspicious for making new beginnings, including house purchases.
“Gudi Padwa is a time for new beginnings. People believe that buying a home on an auspicious day like Gudi Padwa brings in good luck and prosperity, says Samyak Doshi, director, Bhoomi Group.
“Gudi Padwa marks the first day of the Marathi New Year, and, therefore, considered as one of the most auspicious days of the year. The day signifies new beginnings and hopes and, therefore, an occasion to buy a new home… Gudi Padwa is an occasion which usually leads to surge in purchases, including those of homes,” says Rajat Rastogi, executive director, Runwal Group.
Historically, housing sales in Maharashtra increase during the festival of Gudi Padwa.
“Past records have shown that sales on this auspicious day in Mumbai have always witnessed an uptick compared to the rest of the year. Going by the trend, we are expecting a surge in sales this year, too. From stamp duty waiver to flexible payment plans and gold coins to reduced home loan rates, builders have come up with many attractive discount offers this Gudi Padwa. Let us take at look at those!
Runwal Group: Under its Great Runwal Home Fest, the company is offering buyers spot benefits, assured gold vouchers on bookings and flexi pay plans. Under the flexi pay plans, buyers can pay 10% of the value at time of booking; no payment has to be made till December 2023. These offers are available for Runwal Bliss and Runwal Avenue at Kanjurmarg East and Runwal Forests at Kanjurmarg West. At Runwal Pinnacle at Mulund West, homebuyers have to pay 10% at time of booking and nothing till June 2025. Spot benefits and assured gold vouchers at time of booking are also on offer.
Flexi pay plan scheme for Runwal Gardens at Dombivli is 10% at time of booking and nothing till March 2024. Home buyers can also avail of spot benefits like wheel of fortune, assured gold vouchers on booking and special offer only for women home buyers at the time of booking.
Pinnacle Group: Those booking homes in Pinnacle 9 Sadashiv in Sadashiv Peth and Pinnacle Neelanchal near Sus in Pune will receive a gold coin on spot booking. Those booking a commercial shop at 9 Sadashiv Peth will get complete waiver on stamp duty and registration charges.
Empire realty: Empire Realty is offering a 3% stamp duty cut on certain units at Empire Towers in Goregaon East.
Dosti Realty: The company is offering stamp duty and registration charge waiver on purchase of units at Dosti Mezzo 22 in Sion. For Dosti Nest and Dosti Tulip projects in Thane West, too, the company is offering complete waiver on stamp duty and registration charges. It has also introduced a home exchange programme, and launched a financing option called Home Capital.
Suraj Estate Developer: As part of its Gudi Padwa special offer, Suraj Estate is offering zero stamp duty and registration charges for home buyers across all Suraj propertieson bookings are done till March 31, 2023.
Labdhi Lifestyle: Under its Munafe Ka Mahina campaign, the company if offering home loan at 5.99% interest rate at its project Labdhi Gardens at Neral. Additionally, it is offering 5-gm gold to customers if they purchase the flat on Gudi Padwa.
For its project Sea Breeze at Wadala, Labdhi has rolled out a 10:80:10 payment plan. It will also offer a modular kitchen on the occasion of Gudi Padwa. The buyer can also exchange their old home with HomeXchange for buying a home in this project.
Siddha Group: For its project Siddha Sky at Wadala, the developer is offering a special discounted starting price of Rs 1.55 crore, down from Rs 1.61 crore for 2BHK apartments. For 3BHK apartments, the discounted starting price will be Rs 1.99 crore as against Rs 2.05 crore. Buyers will also get an assured gold coin on every booking.
For their project Siddha Seabrook at Kandivali, the company is offering 3BHK residences for Rs 2.89 crore, with an assured gold coin worth Rs 1.5 lakh on each booking. The offers for both the projects will be valid till March 22, 2023.
Tridhaatu Realty: Tridhaatu Realty is offering a bank subvention payment plan of 15:85, along with a modular kitchen.
Group Satellite: At its housing project Aarambh at Malad East, the developer is offering a 70% discount on the cost of furniture. A customer can also avail of exclusive interiors on offer. Customers can also opt either for a special pricing discount or for 10-gm gold on flat bookings on Gudi Padwa.
