Prefab construction – A more affordable way to build your home

Prefabrication means the construction of a building in its final location by removing all the components of the building and then assembling them at their final location. The main advantage of this process is that it allows you to create a factory-controlled working environment, consistent temperature, and dry materials.

Prefabricated houses in India are getting more and more popular, but the general public still isn’t sure about them. For many people, the idea of prefab construction costs conjures up an image of some sort of futuristic home that looks out of place in your neighbourhood. In reality, many homes have been built using prefab construction techniques that look just like any other house on the block. Is this a solution to housing costs that makes sense? There are pros and cons to consider before jumping into the prefabricated housing craze with both feet.

Is a prefabricated home what it sounds like?

As the name implies, prefabricated homes are specialised types of prefabricated buildings, which are manufactured off-site in advance, generally in standard sections that can be easily shipped and assembled. The architectural details of some of the current prefabricated home designs are inspired by postmodernism or futuristic design.

As well as prefabricated homes, prefabricated houses can also refer to mobile homes, i.e., houses on wheels, that are built from components (e.g. panels), modules (modular homes), or transportable sections (manufactured homes). Although the methods and designs of the three are similar, there is a significant difference between them.

Why are prefabricated homes beneficial?

Prefabricated home methods are a great option for first-time homebuyers, as well as anyone looking to save money on their new home.

  • Prefabricated homes are extremely energy-efficient, which can save you money on your electricity bill.
  • They also tend to use less water, which can save you money on your water bill.
  • Additionally, prefabricated homes are often made with sustainable materials, which is good for the environment.
  • And, because they are factory-built, they often have a shorter construction time than traditional homes. This can save you money on labour costs.
  • Finally, prefabricated homes are often more affordable than traditional homes, making them a great option for first-time homebuyers or anyone looking to save money on their new home.

Prefabricated Construction has some cons too

A prefab construction model is a great option for home building. It’s one of the fastest-growing methods of home building around the world. However, there are some disadvantages to prefab construction that you should consider before you decide to go this route.

  • One of the main disadvantages of prefab construction is that the techniques used are often not as durable as traditional construction methods.
  • For example, some materials do not hold up well under extreme weather conditions like wind or rain.
  • Additionally, land and transportation costs can be higher with prefab construction.
  • The assembly issues can arise if the site is not inspected properly before construction begins.
  • This can lead to complications like leaks and cracks in walls and floors, as well as other structural problems that need immediate attention.

Construction process for prefabricated homes

A majority of fabricators and construction companies in India build prefabricated homes using three modern construction techniques – modular construction, panel construction, and manufactured construction. Even though these terms are often used interchangeably, their utility and construction process differ significantly.

Construction in modular form- This method involves the fabrication of buildings in modules. The rooms, such as the living room, bathroom, kitchen, etc., are constructed separately and then assembled on site. In this construction method, blocks are placed together like Legos. Manufactured homes are made offsite, and once the entire structure is complete,

Manufactured homes –  They are built offsite, and once they are constructed, they are transported to their final location. These homes are sometimes called mobile homes. The offsite works also include plumbing works, electrical works, installing the air conditioners, wiring, etc.

Building homes from panels or walls- Panel-built homes are constructed from whole panels or walls that are then transported to the construction site. It is necessary to complete more interior finishing work on these types of homes.

Types of materials used in prefab homes

Steel, concrete, and wood are the materials used in the construction of prefab homes. A variety of materials are used by each manufacturer based on customer specifications, budgets, and efficiency requirements. Bricks and concrete are more expensive than these materials.

Cost of prefab homes

Building a prefab home can significantly reduce the cost of construction, manpower, material, water consumption and labour. Prefab homes are also easier to build and can be completed in a shorter time frame than traditional stick-built homes. This means that you can save money on both the construction of your home and the cost of living in it.

In general, the cost of prefab construction per square foot ranges from  Rs 3,500 – 6,000 per square metre. However, this number can vary depending on factors such as local labour rates or building materials used.

Prefabricated homes are made from pre-fabricated components which can be assembled on-site without the need for skilled workers or machinery. A prefabricated house is often built using steel frames with insulated walls and concrete floors. These structural elements make them lightweight but sturdy enough for the long term. However, if done correctly, prefab construction can save you money on your overall home building costs.

Risks associated with prefab houses

Prefabricated homes are great for those who want to build a cost-effective home and are easy to construct, but there are some potential safety concerns to consider. While building a prefabricated home can be convenient, it does not come with the same level of oversight as traditional construction.

Additionally, if a prefabricated home isn’t assembled correctly, it could pose serious safety hazards for the occupants. If you’re considering building a prefabricated home, be sure to do your research and work with a reputable builder to ensure that your home is safe and up to code.
