Capital raised by the Indian real estate sector at a 7-year high at Rs 23,080 cr: Report

Full-service investment banking firm Equirus Capital released a press note on October 23, 2025, highlighting developments in the real estate sector. According to the note, capital raised has reached a 7-year high of Rs 23,080 crore across 12 deals. Since FY18, the total funds raised in the sector amounted to Rs 72,331 crore, with the largest share coming from REITs at Rs 31,241 crore, followed by large-cap real estate companies at Rs 20,437 crore, mid-cap at Rs 12,496 crore and small-cap real estate companies at Rs 8,156 crore.

In terms of equity performance, small-cap real estate stocks have been the best-performing segment since March 2021, followed by mid-cap stocks. Large-cap real estate stocks have underperformed compared to mid- and small-cap segments, while REITs have been the lowest-performing equity instruments within the real estate space.

However, looking at a 12-month perspective, the trend shifts: REITs have emerged as the best-performing real estate asset class, delivering 21.3% returns, whereas large-, mid-, and small-cap real estate stocks have posted negative returns over the same period.
