What is circle rate?
Land is a state subject under the Indian constitution. To generate revenue by charging various taxes on property-related transactions, states assign a minimum value on properties for each district. This government-assigned minimum value is known as circle rate, ready reckoner rate, collector rate, guidance value, etc. All these are various names for the same thing: the state-assigned minimum value of immobile property. From a monetary growth point of view, however, investing here might not be as gratifying as investing in the up-and-coming more affordable localities in Delhi. Property rates have already hit a peak here (it would be hard to find any property in this area with a price bracket below a couple of crores), and the chances of them seeing any sharp upward movement are dismal.
