City watch: How Hyderabad became the most expensive property market in south India

Real estate in Hyderabad has seen tremendous value appreciation after the division of Andhra Pradesh in 2014.

After having undergone tremendous value appreciation in the past eight years, Hyderabad residential real estate has piped other leading housing markets in south India, to become the most-expensive housing market in the region. In fact, among India’s eight leading housing markets, Hyderabad is the second most-expensive real estate market, after Mumbai, data available with PropTiger.com show

Average rate of new property and unsold inventory in the city, which holds the title of being India’s pharmaceutical hub, stood at Rs 6,100 – Rs 6,300 per sq ft.

In comparison, average property values in Bangalore, as well as Chennai, stood at Rs 5,700 – Rs 5,900 per sq ft, as on June 30, 2022, show data by the REA India-owned company. Data also reflect that property values in Hyderabad underwent a 7% appreciation in the past one year to reach the current level.

What is fueling price growth for Hyderabad?

Following the bifurcation of Andhra Pradesh in 2014, prices have risen consistently for Hyderabad, coinciding with the city attracting a lot of investor interest. Interestingly, prices continued to move up during the entire Coronavirus-induced slowdown period. Demand for residential real estate has also been robust in the City of Nizams, where age-old minarets and domes stand alongside skyscrapers. This primarily has to do with the fact that the southern city offers a better quality of living than other mega cities in India. Mercer’s Quality of Living Survey 2019 ranked Hyderabad as the best city to live in India for the fifth year in a row. This is well reflected in sales numbers for the June quarter of 2022. As against 2,430 units in April-June quarter of 2021, 7,910 units were sold in Hyderabad in the same period of 2022, as employment stability fueled demand for residential real estate, data show.

At a time when demand for large homes in on the rise due to permanent work-from-homes policies launched by a large number of companies following the pandemic, Hyderabad is also providing the perfect solutions to buyers looking for more space – half the units sold in the June quarter of 2022 were of 3BHK configuration. Apart from the increasing demand for large, luxury homes, price growth in Hyderabad realty is also being fuelled by the rising cost of construction materials.
