Owners of residential and non-residential properties in east Delhi must pay property tax to the EDMC.

The East Delhi Municipal Corporation (EDMC) is one of the municipal corporations in Delhi. It was created after the former Municipal Corporation of Delhi was trifurcated in 2012. On May 22, 2022, the three erstwhile municipal corporations – North Delhi, South Delhi and East Delhi – were reunified as the Municipal Corporation of Delhi (MCD). The EDMC is responsible for collecting property taxes from the residents of East Delhi. The funds collected serve as a source of revenue for the civic body, which is utilised for delivering public services, including infrastructure development, road maintenance, street lighting and waste management. Property owners can pay their EDMC property tax online through the official EDMC portal.

 

What is EDMC property tax?

The EDMC property tax is an annual tax that property owners in East Delhi must pay to the civic authority. The tax rates vary based on the property type. One can pay their EDMC house tax or commercial property tax online or offline. Residents can pay their property tax at designated centres.

How to pay EDMC property tax online?

  • You will be directed to a new page.
  • Enter the required information. Click on ‘Submit’ to proceed.

  • A new page will open where you can review the dues to be paid.
  • Choose the preferred payment mode – net banking, credit card or debit card.
  • Check the details and follow the instructions to complete the payment.
  • The EDMC property tax receipt will be generated after the payment is completed. Save the receipt for future reference.

 

How to pay EDMC property tax offline?

If a property owner in east Delhi wishes to pay the property tax offline, they can do so by following these steps:

  • Find your nearest ITZ Cash Counter designated for EDMC property tax payments.
  • Provide your property ID or other details to retrieve the tax payment information.
  • The counter staff will confirm the property tax amount, including any due or arrears.
  • Complete the property tax payment in cash or by cheque. Some centres may accept other payment methods, including card payments.
  • After completing the payment, ensure you receive an official EDMC property tax receipt. The document serves as proof of payment for future reference.

EDMC property tax rebate 2024

According to Section 123 (B) 3 of the Delhi Municipal Corporation (Amendment) Act, 2003, if one pays full property tax before June 30 of the fiscal year, they can avail of a 10% rebate. This incentive encourages taxpayers to settle their dues early. However, if one pays their property tax quarterly, they will not be entitled to this rebate. Late payment of property tax may result in 1% interest every month of delay.

According to Section 114B, a 30% rebate is applicable for a certain category of people owning covered residential property of 100 square metres. This is applicable for properties singly or jointly owned by ex-servicemen, senior citizens, physically challenged people and women.

A 2% additional rebate is applicable for all taxpayers who got rebates under the above two sections if one pays the residential property tax online. This is applicable on taxes up to Rs 10,000.

A 90% rebate is available for schools aided by MCD. However, one can avail of these only if they pay their entire property tax at once. Service charge-paying departments are not eligible for any rebate.

 

EDMC property transfer online 2024

  • Visit the official EDMC website.
  • Log in with your credentials. First-time users must create an account by providing the relevant details.
  • Go to ‘Property Tax Transfer’.
  • Enter the required property details. Verify the information to avoid any issues.
  • Upload supporting documents for a property transfer, including proof of sale or transfer documents.
  • Check the information and submit the transfer request.
  • A confirmation will be sent to the applicant.

EDMC property transfer charges 2024

  • Transfer duty rates: If a new property owner is a female (including third gender), a transfer duty rate of 2% is applicable. The rate increases to 3% for males and other entities.
  • Education cess: There is an additional education cess, which amounts to 1% of the annual property tax due on vacant lands and buildings, as specified under section 113(2) of the Delhi Municipal Corporation (DMC) Act, 1957 (amended).

  • The app launched by the municipal authority enables citizens to track their property tax details and due dates, ensuring timely payments.
  • The app allows them to pay property taxes directly through credit cards, debit cards or net banking.

The last date to pay EDMC property tax for 2024 is June 30. One should ensure timely payment to avoid penalties.
