Home registrations in Kolkata up by 32% YoY during Jan-Sep’25: Report

September 2025 saw registrations of 5,302 properties in Kolkata Metropolitan Area, up by 6% YoY.

According to a report released by real estate consultancy Knight Frank India, 46,742 apartments were registered in Kolkata Metropolitan Area (KMA) between January and September 2025, marking an increase of 32% year-on-year (YoY). This marks the highest number of apartment registrations in Kolkata during a nine-month period since 2020. September 2025 saw registrations of 5,302 properties, up by 6% YoY. The data encompasses transactions in both primary (fresh sale) and secondary (resale) markets for residential apartments during this period.

The share of apartments sized between 500–1,000 square foot (sqft) remained at the top position in September 2025, accounting for 53% of all transactions, showing an improvement as compared to 43% in September 2024. However, the share of apartments sized over 1,000 sqft rose to 14% in September 2025, showing a marked increase from 5% in September 2024.

The rise in activity across key zones and the continued preference for quality homes underscore the city’s resilience. In September 2025, the South Zone continued its momentum with an impressive 38% share of Kolkata’s total apartment registrations. Behala, Jadavpur, Kasba, Sonarpur and Thakurpukur witnessed large volumes in terms of number of registrations within this zone. With many peripheral locations catering to affordable and mid-segment products, this zone’s share remained the highest among all the micro-markets. The North Zone followed closely with a share of 34% in September 2025, maintaining the second rank in the city.
