All about Jharkhand Housing Board (JHB)

The Jharkhand Housing Board stands as a pivotal statutory authority established by the government of Jharkhand.

Jharkhand is making remarkable progress in its development initiatives by prioritising robust housing solutions for its residents. Entrusted with this crucial responsibility, the Jharkhand State Housing Board (JSHB) is playing a pivotal role in constructing homes and elevating the overall lifestyle of citizens. This article aims to illuminate the significant contributions of JSHB in the realm of affordable and high-quality housing projects, thereby contributing to the creation of a better world for all residents in the state.

What is Jharkhand Housing Board (JHB)?

The Jharkhand Housing Board stands as a pivotal statutory authority established by the Government of Jharkhand under the Bihar State Housing Board Act of 1982. Its primary mission revolves around facilitating the development of diverse housing schemes and related infrastructural facilities within the state. Operating on a ‘No Profit, No Loss’ basis, JSHB employs a cross-subsidy mechanism across targeted schemes designed for different economic groups.

Jharkhand grapples with a considerable challenge, marked by a poverty ratio of 55.3%, resulting in a significant portion of the population residing in slums or slum-like conditions, lacking adequate basic facilities. Acknowledging the urgent need for housing solutions, JSHB has strategically acquired 1,000 acres of land spread across five divisions and eight district-level towns. The board has achieved success in constructing 16,846 housing units, catering to various income classes through its diverse range of schemes.

Jharkhand Housing Board (JHB): Abua Awas Yojna (AAY) 2023

In a landmark decision, the Jharkhand Cabinet, in October 2023, gave its nod to the ‘Abua Awas Yojna’ (AAY), a visionary housing scheme dedicated to uplifting the underprivileged sections of society. Backed by a substantial budget of Rs 16,320 Crore, this transformative initiative sets out to provide 8 Lakh pucca houses to the homeless population across the state.

The implementation of the AAY unfolds across three progressive phases, symbolising a strategic and phased approach to addressing housing disparities. In the current financial year, the focus is on delivering 2 Lakh houses, followed by an ambitious target of 3.5 Lakh houses in FY 2024-25. The momentum continues with an additional 2.5 Lakh houses earmarked for distribution in FY 2025-26.

Each house under the AAY scheme is designed with three rooms and a kitchen, ensuring a comprehensive living space for beneficiaries. Covering a total area of 31 square meter, these homes are poised to become the foundation for a better quality of life for those in need.

Acknowledging the financial constraints faced by the beneficiaries, the government has allocated Rs 2 Lakh per recipient. This financial assistance is disbursed in four instalments, underlining the commitment to fostering inclusive and sustainable housing development. The ‘Abua Awas Yojna’ not only addresses the basic human need for shelter but also stands as a testament to the government’s dedication to creating a more equitable and empowered society.
