Joon Realty launches Rs 450-cr luxury development in Jaipur

While the project is currently under construction, the pre-bookings are slated to begin in July 2025.

Real estate developer Joon Realty on June 18, 2025, announced the launch of Adi Grand, a 40- acre mixed ultra-luxury project on the outskirts of Jaipur. Strategically located on the Delhi- Jaipur-Mumbai Expressway (NH148), the project is within a 40-minute drive from key tourist destinations, including Hawa Mahal and Amer Fort. Backed by a Rs 450 crore investment, Adi Grand is designed as a blend of emission-reversing architecture, ecology, and hospitality. The company had announced a Rs 1,125 crore capital expenditure plan earlier this year, marking a transition from land banking to real estate development.

Comprising a collection of branded villas and a luxury resort, Adi Grand features a 75,000 sqft recreational clubhouse, golf courses, landscaped gardens, and spa facilities, powered by a passive solar design. The development has over 60% open green space anchored by a central man-made lake. It is based on an emission-reversing architecture with 100% rainwater harvesting, solar-powered street lighting and water heating, EV charging infrastructure, greywater recycling, and on-site waste management. The project is positioned as a long-term investment opportunity for high-net-worth individuals, non-resident Indians, and urban professionals.

“Adi Grand represents the broader shift in how real estate now engages with green building principles,” said Mohit Joon, managing director, Joon Realty.

“As the market for sustainable luxury is projected to reach $39 billion in India by 2025, we’re finding that high-net-worth individuals are increasingly factoring environmental performance into their investment decisions. Our goal is to respond to that shift with a development model that is both carbon-conscious and built for long-term value.” Joon further added.

While the project is currently under construction, the pre-bookings are slated to begin in July 2025, with handovers expected by early 2027.
