Mhada Nagpur Board leading redevelopment initiatives: Creating modern, sustainable homes in Nagpur

Nagpur is emerging as a key city for urban renewal, with Mhada leading the transformation of aging housing colonies.

The Nagpur Housing and Area Development Board, commonly known as Mhada Nagpur Board, has continuously played a fundamental role in providing affordable and quality housing solutions in Nagpur and its neighbouring districts since its inception in December 1977.

Originating from the Vidarbha Housing Board (established in 1951), the Mhada Nagpur Board is recognised for successfully implementing a variety of housing schemes, significantly contributing to the region’s urban development.

Today, the Board is further consolidating its commitment through comprehensive redevelopment projects, transforming older housing colonies into modern residential communities with enhanced safety, improved facilities, and better living standards.

 

Legacy of housing excellence

Mhada Nagpur Board has executed major government housing programs like the Pradhanmantri Awas Yojana (PMAY), New Chandrapur Special Planning Authority projects, Jawaharlal Nehru National Urban Redevelopment Mission (JNNURM), Integrated Housing and Slum Development Programme (IHSDP), and Rajiv Gandhi Gramin Niwara Yojana. Collectively, these schemes have resulted in nearly 50,000 quality residential units, significantly improving living conditions and boosting the overall quality of urban life in Vidarbha.

 

Why redevelopment is essential?

Redevelopment is often associated with Mumbai, but now, Nagpur is emerging as a key city for urban renewal, with Mhada leading the transformation of aging housing colonies. Many Mhada-constructed buildings in Nagpur are over 30-40 years old, facing structural deterioration, outdated infrastructure, and safety concerns.

Key reasons necessitating redevelopment include:

  • Structural integrity and safety: Older buildings may have weakened foundations and lack earthquake-resistant designs, posing risks to residents.
  • Modern infrastructure needs: Aging plumbing, electrical, and sewage systems require frequent repairs and are inefficient by today’s standards.
  • Optimised land use: Older developments often underutilize available space. Redevelopment allows for better planning, increased housing capacity, and the integration of green and community-friendly spaces.
  • Rising housing demand: As Nagpur grows as a commercial and smart city hub, modern housing solutions are essential to meet increasing urbanization needs.

 

Strategic redevelopment for enhanced urban living

As part of its ongoing effort to upgrade residential infrastructure, MHADA Nagpur Board is undertaking several significant redevelopment projects aligned with Clause 7.4 of the Unified Development Control and Promotion Regulations (UDCPR) 2020. These redevelopment initiatives not only address evolving urban housing needs but also set new benchmarks in sustainable community living, modern amenities, and safety standards.

 

Ongoing redevelopment projects by Mhada in Nagpur

Pratibimb Society Redevelopment at Bhamti Parsodi, Trimurti Nagar

The Pratibimb Society project at Trimurti Nagar exemplifies MHADA’s proactive vision. The redevelopment of 44 existing High-Income Group (HIG) flats will substantially enhance the built-up area from 1,837.68 sqm to 8,820.86 sqm. Each existing resident will be provided with upgraded Middle-Income Group (MIG) flats and an additional entitlement of approximately 624.32 sqft. Furthermore, this redevelopment initiative will generate 40 additional MIG flats for MHADA’s future allocations. Managed by M/s Spectrum Infrastructure, this project carries an investment of around Rs 37.95 crore. Residents have positively participated in the relocation process, facilitating timely redevelopment activities starting this May.

Pratibimb 2 Redevelopment Project at Trimurti Nagar

The Pratibimb 2 redevelopment project at Trimurti Nagar is another significant initiative. It aims to redevelop 38 MIG flats, substantially increasing the built-up area from 1,829.26 sqm to 8,749.31 sqm, thereby benefiting each resident with an extra 641.73 sqft. Additionally, 64 MIG flats will be available for Mhada allocation. Currently, this proposal is advancing through the administrative and technical approval processes and represents an investment of approximately Rs 45 crore.

Kachipura Redevelopment Along Metro Corridor

Mhada Nagpur Board’s redevelopment initiative at Kachipura includes 24 MIG and 36 MIG flats strategically located along Nagpur’s Metro Rail Corridor. The Board has effectively partnered with private developers for this project, showcasing an innovative redevelopment approach that contributes positively to the city’s urban growth. Through this initiative, developers provide premiums to MHADA, creating a mutually beneficial model of urban transformation.

Commercial infrastructure: Textile Park at Empress Mill Land

Alongside residential redevelopment, the Board is also contributing to commercial infrastructure in Nagpur. Under the guidance of Hon. Union Minister Shri Nitin Gadkari, MHADA Nagpur Board is developing a first-of-its-kind Commercial Textile Park at Subhash Road on the Empress Mill Land. This project spans 15,503.60 sqm across Plot Nos. 1 and 7 and is set to deliver a total built-up area of approximately 7.89 lakh sqft, comprising 672 units for shops, godowns, manufacturing units, and offices.

The Textile Park is expected to significantly benefit small-scale manufacturers and traders, while also generating employment for 8,000 to 10,000 workers. The development includes a dedicated recreational space of 0.9 lakh sq.ft., equipped with 34 lifts, four escalators, six staircases, and provisions for a food court. The project, valued at Rs 1,226 crore, is being executed by M/s B.G. Shirke Construction Company Pvt. Ltd. Shore piling work is nearing completion, with over 90 percent already achieved. MHADA expects to generate a surplus of approximately Rs 175 crore from this initiative.

 

Future redevelopment vision

Looking forward, Mhada Nagpur Board continues to proactively engage with housing societies keen on redevelopment. Societies such as Priyadarshani Colony (288 MIG flats), Ridge Road (42 MIG flats), and Nandanvan (192 LIG flats) have already expressed strong interest, submitting formal redevelopment proposals. Moreover, around 20 additional societies are under active consideration, demonstrating Mhada’s unwavering commitment to creating safer and more comfortable living environments across Nagpur.

Mhada Nagpur Board ensures transparency and active resident involvement throughout every redevelopment initiative. Regular consultations, feedback integration, and meticulous planning guarantee that redevelopment aligns closely with residents’ needs and expectations. The Board consistently prioritises timely project completion, minimal disruption, and provision of suitable temporary accommodation, ensuring residents experience the benefits of redevelopment seamlessly and positively.
