BKC Bullet Train Station to connect with  Mumbai Metro Line 2B and Mumbai Metro Line 3

The Mumbai Ahmedabad Bullet Train’s BKC Station will connect with Mumbai Metro Line 2B and Mumbai Metro Line 3 to provide seamless connectivity.

Mumbai Metro Line 2B: Will connect with the Bullet Train BKC station, through a FoB, leading to IL&FS metro station of the Mumbai Metro Line 2B.

Mumbai Metro Line 3: This will be linked through an underground tunnel with a travellator to Kotak- BKC Metro Station.  It will take around Rs 100-Rs 150 crore for this linkage.

To be constructed in three levels, the first level will be for train platforms. The second level will be ticketing areas and the the third level will house shops and commercial spaces.

Mumbai Metro Line 2B: Real estate impact

With better connectivity and shorter commute times, the Mumbai real estate market adjacent to Mumbai Metro Line 2B will see significant growth. The Dahisar–Mandale corridor connects key neighbourhood locations across the east-west and north-south axis. However, most projects in these areas will be either resale or redevelopment projects.

The Mumbai Metro Line 2B is one of the busiest routes in Mumbai connecting western Mumbai with northern suburbs such as Chembur. Travel by road from DN Nagar to Chembur has in the past resulted in too much time during peak hours and getting stuck in traffic jams. With the Mumbai Metro 2B, this area will be decluttered. Also, being the busiest route with many commercial spaces on the way, the coming up of the Mumbai Metro 2B will definitely spike the real estate prices in this region.

Properties around the five Phase 1 stations are expected to command higher prices due to enhanced accessibility and reduced commute times. Adjoining localities could see heightened interest as improved connectivity widens the catchment for homebuyers and tenants. Reports suggest that developers are likely to explore mixed-use projects and capitalise on potential Floor Area Ratio (FAR) relaxations near metro corridors. Improved connectivity typically drives rental appreciation, benefitting both investors and end-users. Ancillary upgrades such as feeder bus services, road improvements, and last-mile connectivity solutions are expected to enhance the overall livability of neighborhoods along the line.

Since the metro will pass through one of the busiest areas in Mumbai, the property prices in this already expensive property market is expected to go further by 15-20%, mention industry experts. However, they caution that the full benefits will be realised over the next few years as operations stabilise and supporting infrastructure matures.
