The North Delhi Municipal Corporation (NDMC) was formed after the Municipal Corporation of Delhi (MCD) was trifurcated in 2012. On May 22, 2022, the NDMC, the South Delhi Municipal Corporation (SDMC) and the East Delhi Municipal Corporation (EDMC) were reunified. The NDMC occupies around 43% of the total Delhi area, about 605 sq kilometres. Besides developing civic amenities and providing services, the municipal body is responsible for levying property tax. Property owners in North Delhi can pay the NDMC property tax online through the official website of the municipal authority.
The NDMC is divided into six zones and 104 wards. They are classified into colonies. Delhi is also classified into eight categories, from A to H, depending on the property values in the colonies in each category.
The North Delhi Municipal Corporation property tax applies to the owners of residential, commercial and industrial properties. However, the tax rates vary based on the category. One must pay the property tax for a self-occupied property, let or sublet property and co-owned property. The NDMC property tax can be paid both offline and online.

How to pay NDMC property tax online?
Online mode is one of the easiest ways to pay the North Delhi Municipal Corporation property tax.
- Go to the official portal – https://mcdonline.nic.in/ndmcportal/.
- Click on the ‘Online Services’ button.
- Go to the ‘Property Tax’ option and click on the ‘Citizen Login’ link.
- Enter your mobile number and click on the ‘Generate OTP’ button for login.
- An OTP will be sent to your mobile number. Enter the OTP in the required field. Click on ‘Login’.
- The next page will show the option to pay the NDMC property tax.
Users must complete the registration procedure for paying the North Delhi Municipal Corporation property tax online.
NDMC Property Tax Registration
- Go to the official NDMC portal – https://mcdonline.nic.in/ndmcportal/.
- Click on the ‘Sign up’ option.
- Click on ‘New User Click Here For Sign Up/Registration’.
- Provide all the relevant information.
- Click on the ‘Get OTP’ option.
- Submit the OTP in the required field. Click on ‘Verify’.
- Click on ‘Submit’ to complete the registration process.

North Delhi Municipal Corporation property tax calculation
The NDMC applies the ‘Unit Area System’ for property tax calculation and uses the following formula:
Property tax = Annual value x Rate of tax
where,
Annual value = Unit area value per sq metre x Unit area of property x Age factor x Use factor x Structure factor x Occupancy factor
The property tax calculation for vacant land is based on the following formula:
Annual value = Unit area value per square metre x Use factor x Vacant land area x Occupancy factor x 0.3
For example, let us consider a self-occupied residential property (pucca construction type) in North Delhi’s Rohini area with a unit area of 300 sq metres built in 2008. The property tax will be calculated as follows:
Unit area = 300 sq metres
Unit area value in Rohini = Rs 270 per sq metre (Category E)
Use factor = 1 (residential property)
Age factor = 1 for properties constructed from 2000 onwards
Structure factor = 1 (pucca construction type)
Occupancy factor = 1 (self-occupied)
Based on the formula, property tax is calculated as:
Annual value = 300 x 270 x 1 x 1 x 1 x 1 = 81,000
The applicable rate of house tax for Category E is 11%
Property tax = Annual value x Rate of tax = 81,000 x 11% = 8,910
NDMC property tax payment offline
Citizens can also pay the North Delhi Municipal Corporation property tax offline by visiting any ITZ cash counter in Delhi. The payment can be done using a credit/debit card, cheque or cash. On successful payment of the property tax, the MCD property tax receipt with the property tax ID will be issued instantly to the taxpayer.
NDMC property tax rebate
- A tax rebate of 30% is applicable for senior citizens, women and physically challenged individuals. However, it is applicable only on one property and up to 200 sq metres.
- If property owners pay their house tax in a single instalment in the first quarter of the year they can avail of a 15% tax rebate.

Steps to register complaints with MCD
- Go to the official website of MCD property tax. Under the ‘grievance’ section, click on ‘Lodge grievance reg tax receipt’.
- A new page will open. Enter the property id, name of the taxpayer, contact number and the mode of payment through which the tax was paid.
- Click on ‘Submit’. An official from MCD property tax office will connect with you and address your query.

New Delhi Municipal Council (NMDC): How to pay house tax in New Delhi?
Those who own a property in Lutyens’ zone must pay property tax to the New Delhi Municipal Council (NMDC).
- To pay your NDMC property tax online, visit the official portal of the the New Delhi Municipal Council (NMDC) at https://www.ndmc.gov.in/default.aspx
- Choose property tax option from the online services tab on the home page.
- Enter your property ID for the username. The password is your demand collection register (DCR) number. Enter the captcha and click on ‘login’ to proceed.
- A new page with complete property tax related details will be displayed.
- Click on the payment option. You will be redirected to the payment gateway. Choose a preferred payment mode and complete the payment.
- The system will generate an acknowledgement receipt. Print the receipt or download it in your computer or smartphone.
