July 5, 2024: The Noida Authority has approved layout maps for Unitech Group‘s housing projects, allowing the company to resume work and deliver homes to thousands of buyers who have been waiting over a decade. Previously, the Noida authority withheld approval until Unitech cleared nearly Rs 11,000 crore in dues. However, on April 26, 2024, the Supreme Court (SC) directed the authority to approve layouts without insisting on dues clearance first.
The SC divided Unitech’s land into two parts: one with allotted flats and plots and another with yet-to-be-launched projects on vacant land. The authority was instructed to approve layouts for the first part, where buyers are waiting for incomplete projects. According to the Noida authority, Unitech has 443 acre across sectors 96, 97, 98, 113 and 117. Layouts for 246 acre with partially completed projects have been approved, while 197 acre remain vacant.
Unitech’s projects Amber, Burgundy, and Willows 1 and 2 in sectors 96, 97 and 98 involve 638 homebuyers, with 178 seeking refunds. The authority approved 818 units on 164 acre, with 180 acre vacant. In Sector 113, the Unihomes 3 project includes 1,621 buyers, 941 of whom have sought refunds. The authority approved 1,751 units on 26.5 acre, leaving 9 acre vacant. In Sector 117, projects like Exquisite, The Residences, Unihomes 1 and 2, Uniworld, and Gardens cover 3,327 buyers, with 1,036 seeking refunds. The authority approved 3,728 units on 56 acre, with 8.7 acre remaining vacant.
