June 25, 2024: Of the 46,770 MahaRERA registered projects (according to MahaRERA website), only 195 projects in Maharashtra have established grievance cells to address after-sales complaints of their homebuyers.
In an official statement the MahaRERA said, that a review of the order issued in August 2023 was done and it was found that only 195 projects across Maharashtra have set up such a cell and posted the details on their website. To ensure compliance of the directive, MahaRERA has taken cognisance of the same to ensure establishment of ‘Complaint Redressal Cell’ in all the projects.
The MahaRERA has asked developers to set up the grievance cell soon so that homebuyer issues are sorted right at the initial stage.
While there are many ways in which a developer can inform homebuyers during the project buying stage, there are not many avenues through which a home buyer can reach a developer once the project is completely sold off. The grievance redressal setup will do just that for the homebuyer and hence it is imperative for developers to set it. Absence of one results in pending complaints and long time periods to solve a problem that could be solved by the developer easily.
According to Ajoy Mehta, chairman, MahaRERA, “So far, the construction sector has only been recognised as a product sector. Now, it has started to grow as a service sector. In such a case, it is the need of the hour to have a grievance redressal mechanism in place. MahaRERA has given instructions to establish a grievance redressal cell in every project and has asked stakeholders to take prompt action to further the sector’s credibility.”
