Why did you choose affordable housing as a segment to cater to?

At Bhavisha Homes, we recognise the pressing need for affordable housing in our society. We believe that housing is a fundamental right that should be accessible to everyone, regardless of their income level. Many individuals and families struggle to find suitable and affordable housing options, which can have a significant impact on their quality of life. By focusing on affordable housing, we aim to address this challenge and provide a solution that is accessible and within reach for a larger segment of the population.

 

Why did you choose Sarjapur as the location to develop your projects?

Sarjapur has emerged as a prime destination for real estate development in Bangalore due to its strategic location and excellent connectivity. The proximity to major IT hubs and business parks in Sarjapur makes it an ideal choice for professionals working in the IT industry. Furthermore, Sarjapur’s rapid urbanisation and development have led to a high demand for residential properties, making it a lucrative market for real estate investments. We believe that by developing our projects in Sarjapur, we can cater to the needs of the growing population and contribute to the area’s overall development.

 

What are the various projects that you are presently working on and what stages are they in?

Bhavisha Homes has several exciting projects currently underway, each at different stages of development. We are launching homes in different segments ranging from affordable housing to luxury apartments. Our team is currently working on 8-10 projects, with some in the planning phase, others in construction and a few nearing completion. These projects are aimed at providing diverse housing options to meet the needs and preferences of our valued customers. We understand the importance of delivering quality homes in a timely manner and we are committed to ensuring that each project is executed with utmost care and attention to detail.

 

What were the challenges that you faced while going about your project and how did you cope with the same?

One of the main challenges was during the pandemic when there were restrictions on construction activities. To cope with this challenge, we implemented strict safety protocols on their construction sites to protect the health and well-being of their workers. Bhavisha Homes utilised technology to facilitate remote work and communication, ensuring that project planning and coordination continued uninterrupted. Another challenge that Bhavisha Homes faced was the disruption in the supply chain due to the pandemic. To overcome this challenge, we proactively communicated with our suppliers and developed alternative sourcing strategies to ensure a steady supply of materials. Another challenge that Bhavisha Homes faced was the economic recession caused by the pandemic. To cope with this challenge, Bhavisha Homes explored various financial strategies, such as negotiating flexible payment terms and seeking government support programs. Bhavisha Homes faced several challenges during their project, but they managed to cope with them effectively. We recognised the importance of adaptability and resilience in the face of challenges.

 

Bhavisha Homes have opted for Roman architecture in terms of design and provides spacious homes with bigger carpet areas at competitive prices. Please elaborate.

At Bhavisha Homes, we understand the impact of architectural choices on a property’s overall appeal and value. We chose to incorporate elements of Roman architecture into our designs and offer homes that showcase the grandeur and elegance of this historic style. By embracing Roman architecture, we create a unique and luxurious living experience for our residents. While maintaining the essence of Roman architecture, we also prioritise affordability and competitive pricing.

Our team of experienced architects and designers carefully study the principles and features of Roman architecture, including its specific construction techniques and design elements, like the use of columns and arches, to create homes that exude the same timeless beauty. In doing so, we aim to provide our customers with a taste of history and a sense of sophistication while ensuring that our homes remain accessible to a wide range of buyers.

 

What has been the role of PMAY in pushing affordable housing in India and how has it helped you?

The Pradhan Mantri Awas Yojana has played a significant role in promoting affordable housing in India. By providing financial assistance and incentives to both the private sector and public agencies. This has not only increased the supply of affordable homes but also made them more accessible to the economically weaker sections (EWS) and lower-income groups (LIG) of Indian society. This scheme has helped our clients at Bhavisha Homes by providing them with financial support to purchase their dream homes at affordable prices.

 

What are the important milestones in your career?

At Bhavisha Homes, some essential milestones include reaching our 10-year anniversary, completing 10+ residential projects, constructing over 2.5 million square foot (msf) of living space and maintaining a high customer satisfaction rating throughout our journey. These milestones have been possible due to our dedicated team, attention to detail, and commitment to delivering high-quality homes that exceed our customers’ expectations. We believe in continuously improving and adapting to meet the evolving needs of our customers, ensuring that each milestone is just the beginning of a new chapter in our journey to provide exceptional homes and experiences. At Bhavisha Homes, we consider our commitment to sustainable development and giving back to the community as important milestones. We have implemented eco-friendly practices in our construction processes and actively support local charitable initiatives to contribute towards a greener and more inclusive future. What are the key differences between developers of the older generation and the newer generation coming in?

As the next generation to lead Bhavisha Homes, I have to say there is much more to learn from the founders, i.e. my parents, Mr. Surineni Prasad Naidu and Mrs. Sheela Surineni. They have extensive experience and expertise in the industry, and their knowledge is invaluable. Their experience allows them to capture business opportunities and effectively manage everyday operations. The importance of their knowledge, access to valuable resources and unique experiences sets them apart from the next generation.

As the next generation, I aim to learn from their experiences, build upon their foundation, and introduce new technologies and innovative approaches to the business at Bhavisha Homes. The founders’ deep understanding of the industry and their prior relationships with clients also give them an edge in delivering exceptional service levels compared to other developers.
