To regulate and promote the housing sector in India, the Government of India implemented the Real Estate (Regulation and Development) Act, 2016. While most Indian states implemented the RERA Act in 2017, West Bengal, instead of implementing the West Bengal Real Estate Regulatory Authority (WBRERA), launched the West Bengal Housing Industry Regulation Act (WBHIRA). However, in 2017, the Supreme Court declared WBHIRA unconstitutional and ordered the implementation of WBRERA. WBRERA was implemented in December 2022 and the online services of the portal were made available in February 2023.
Established under Section 20(1) of the Real Estate (Regulation and Development) Act, 2016 (Act No. 16 of 2016), the WBRERA ensures that the real estate transactions in the state are transparent. The body protects consumer interests in the realty segment and has established a speedy grievance redressal system.
West Bengal RERA (WBRERA) objective
The registration of real estate projects in West Bengal with the West Bengal Real Estate Regulatory Authority (WBRERA) is compulsory under Section 3 of the WBRERA Act. The WBRERA website can be reached at https://rera.wb.gov.in/.

How can a promoter register on the West Bengal RERA portal?
On the WBRERA homepage, click on Online Registration. Select ‘Online Registration for Real Estate Project’ and proceed.
Click to sign up.
Enter all the details and login with the username and password.
Fill out all project-related details and upload all the required documents.
Make the payment based on the selection – residential, commercial or land. Payment can only be done via online mode. Once the project is verified, you will receive a unique WBRERA registration number for the project.
How can an agent register on the West Bengal RERA portal?
For an agent, the registration steps are the same as for the promoter. However, the agent should use the ‘Registration for Real Estate Agent’ option.
How to file a complaint on the WBRERA portal?
You can file a complaint on WBRERA by logging on to the WBRERA portal with your username and password. If you are not registered, follow the above-mentioned steps to complete registration. Select the ‘Complaint’ option in the registration box.

- Complain against real estate project/promoter/agent
- Complain to claim compensation against the project/promoter/agent
- View the complaint and its status
- View the claim and its status
- Provide feedback against promoter/project/agent
How to check registered projects on WBRERA 2024?
On the WBRERA homepage, click on ‘Registered Projects’ to see the names of the districts. Select a district to see the list of approved projects with complete details.
On the same page, click on ‘Reject/Revoked Project’ to see the list.
How to check whether a real estate agent is WBRERA registered?
Click on ‘Real Estate Agents’ on the WBRERA page. Under the districts, click on ‘Approved Agents’ to see the list. With the RERA number of your agent, you can verify their WBRERA status.
Click on ‘Rejected/Revoked Agent’ to see that list. Presently, the section is under construction.
How to check projects registered under HIRA?
While HIRA is currently not to be used, there are old projects that are WBHIRA-registered. You can get their details by clicking on ‘Registered Projects under HIRA’ on the WBRERA homepage.
