Sonipat is a planned industrial city situated in the National Capital Region (NCR). It is one of the fast-developing cities in the NCR and is around 44 kilometres from Delhi. The Department of Town & Country Planning, Haryana, is responsible for its urban development. It has created the Sonipat Master Plan 2031, which focuses on the city’s holistic and community-focused development, improving economic growth.

The Sonipat Master Plan 2031 highlights the development strategies for the Sonipat Kundli Multifunctional Urban Complex. This comprehensive plan features:

Needs of the population

The Sonipat Master Plan aims to cater to the burgeoning population of 25,06,600 people, ensuring that urban development is aligned with the city’s overall growth.

Land allocation for diverse development

The master plan focuses on creating a balanced urban landscape through an extensive land parcel, spanning 20,220 hectares. The area has been strategically distributed for residential, commercial and industrial development.

Sectors to support residential demand

About 92 sectors have been designed to meet the growing demand for residential infrastructure. This sector-wise planning ensures that residential areas are well-distributed across the city to accommodate diverse residents and lifestyles.

Reallocation for new industrial sectors

The master plan includes a strategic reallocation of the region initially designated for Education City Phase II. This land has been repurposed for setting up new industrial sectors to create a conducive environment for industrial growth and economic diversification.

Urban mobility

An outer peripheral road connected with the Grand Trunk Road has been proposed to enhance traffic flow within the city and provide easy connectivity.

Moreover, an area of 1,933 hectares has been designated by the Town and Country Planning Department for the development of open spaces. This will include 60-m green belts along national highways, contributing to environmental sustainability in the city.

 

Sonipat Master Plan: Proposed land use

The Sonipat Master Plan 2031 has proposed strategic land allocation for residential, industrial, commercial, public utility and mixed-use purposes, covering three major aspects:

Residential: The rapid industrial growth in Sonipat has generated an increased housing demand. Around 7,071 hectares of land have been allotted for residential use, segregated between Sectors 1-92. The residential development will focus on access to markets and health and recreational facilities.

Commercial: The master plan has proposed commercial development of around 606 hectares of land in Sectors 3, 25, 40, 85 and 86. The sectors have been selected considering the surrounding road networks that would facilitate the smooth movement of goods.

Industrial: The master plan has proposed over 4,940 hectares of land for industrial zones and divided them into different sectors, aimed at increasing the state’s revenue. New industrial sectors have been proposed for Education City Phase II.

 

Sonipat Master Plan 2031: Transport and communication

The Sonipat Master Plan 2031 proposes plans aimed at revolutionising transport and communication within the city.

  • Introduction of 65-m-wide roads to facilitate seamless inter-city movement and reduce traffic congestion
  • Creation of an outer peripheral road linked to the existing Grand Trunk Road
  • Integration of major expressways, including the Eastern Peripheral Expressway and the Kundli-Manesar-Palwal Expressway (KMP Expressway)
  • Setting up of a bus stand in Sector 7 as a centre point for commuters for easy access
  • Introduction of high-speed transportation networks, such as the Regional Rapid Transit Corridors, connecting Sonipat with Delhi and Panipat
