The Surat Chennai Expressway is a project that is under the National Highway Authority of India (NHAI). It aims to connect the major cities of Surat and Chennai through the Western Ghats. Surat is a textile hub and thus has a big market in the city. Similarly, Chennai has various IT companies and industries. Therefore, the development of the Chennai Surat expressway tends to boost industrial growth while also improving real estate along the way.

This development will also reduce the traffic burden in Mumbai and Pune. The successful completion of the Chennai Surat expressway project is likely to decrease traffic congestion for almost 50,000 vehicles. The Surat Chennai expressway will decrease the travel distance between Surat and Chennai to 1,270 km from the current distance of 1,600 km. After successful completion, this will be the second longest after the Delhi-Mumbai Expressway, reducing the travel time by approximately six hours.

Chennai Surat Expressway- Overview

This expressway will transverse through six states, including Gujarat, Maharashtra, Karnataka, Andhra Pradesh, Telangana, and Tamil Nadu. Tirupati, Kadappa, Kurnool, Kalaburgi, Solapur, Ahmednagar, and Nashik are the major cities through which the expressway will pass through. 

It has two partially access-controlled economic corridors, i.e. Surat to Solapur and Solapur to Chennai. The Chennai Surat expressway is a mix of greenfield and brownfield project construction types. The Surat and Ahmednagar section that will pass through Nashik and the section from Akkalkot to Kurnool, which links Maharashtra with Telangana and Andhra Pradesh via Karnataka, are going to be a greenfield stretch of the expressway. 

The Chennai-Surat expressway is a part of Bharatmala Pariyojna Phase 2. The Prime Minister announced this project in October 2021. This project is expected to be completed around December 2025. With the completion of the expressway, the travel will be 12 hours. It will also likely have a link to connect it to the Delhi – Mumbai Expressway so that the connectivity with the Northern parts of India is improved.

The contract for Detailed Project Report (DPR) on the Greenfield stretch between Surat and Ahmednagar has already been given by the NHAI. The development is under execution in Andhra Pradesh, Tamil Nadu, Maharashtra, Gujarat and Telangana. When it comes to real estate, the Surat-Chennai Expressway will steadfast the growth of corporations, leading to economic betterment. 

The project will also boost the connectivity between Chennai and Mumbai as it is likely to reduce the distance by 100 km. The industrial development that will come with the completion of the project will also lead to a floating population along the expressway, which will further increase the real estate demand.
